Property Description for 347 Bowery, 7/8

347 BOWERY is located on a south-west, light-infused corner at the crossroads of Noho and the East Village, across from the Bowery Hotel at the culmination of Great Jones Street. Comprised of a series of 5 stacked town-homes composed of 4 duplexes and one triplex penthouse with surprisingly impressive views both architecture and interiors are by world-acclaimed architect Annabelle Selldorf. Developed by Urban Muse, a developer known for developing extraordinarily special buildings such as 200 Eleventh Avenue, The Chelsea Arts Tower and the Townhomes of Downing Street, this building is destined to be an instant landmark.

Enter this intimately-scaled building via a gated mews courtyard that leads to the attended lobby. This exquisite first impression features a wall of pleached magnolias designed by world-renowned landscapers Oehme, Van Sweden Landscape Architecture, who also designed a magnificent third floor viewing garden. The base of this building is clad in an elongated Belgian brick and the tower is clad in shimmering zinc.

A private elevator opens directly into the duplex apartment, servicing both floors. The entry gallery leads to the impressive living/great room with a dramatic dining area featuring double-height ceilings, soaring over 20 feet in height. This south-west corner reveals surprisingly open views and light all day long with dreamy sunsets best viewed from the corner balcony. A discrete custom designed oak kitchen is tucked into the north-west corner and features the finest fixtures and appliances. On this floor is a powder room and a third bedroom suite that opens easily to double as a study if desired.

A handcrafted sculptural staircase made of plaster and white oak pivots upwards to ascend to the second level divided into two zones connected by a dramatic Catwalk bridge, separating the Master Suite and the second bedroom suite. The corner master suite is perched luxuriously above the riveting Noho-scape capturing the sunsets through floor-to-ceiling windows and another balcony. The windowed en suite bathroom is sleek, pure perfection. At the opposite end of this floor is the additional bedroom suite and a laundry room. All rooms are flooded with light all day long through large windows, yet there is an abundance of art walls, many purposefully shielded from direct sunlight.

The Noho/East Village setting delivers unprecedented convenience to a vast variety of retail, restaurants, entertainment, transportation and so much more, moments from newly renovated Cooper Square Park, Soho and the Lower East Side.

Immediate Occupancy. Please note entrance is on East 3rd Street.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
