Property Description for 118 Prospect Park Southwest, 2

Offered Exclusively at $595,000 Don't miss this highly sought after premier condominium complex built in 1990, as it greets you with a meticulously manicured botanical delight! If that's not enough Mother Nature for you, Prospect Park is directly across the street as we are so sweetly situated right on Prospect Park SouthWest! This pristinely maintained, large, sun drenched, beautiful one bedroom condo offers wood floors throughout and a commanding exposed brick wall as you enter into a wide open living room kitchen/dining room that is adorned with captivating botanical views from every room including the king size master bedroom! We have so many amenities to offer you including your own laundry room within your apartment, central heat and air conditioning which you control, and an on-site full service gym. Don't bother looking for a parking space when you come home, just click your garage door opener and drive right into your designated indoor parking space which can accommodate your car as well as a Vespa, if you like, and there is separate bicycle storage in the garage as well. All this and you are afforded the luxury of having everything done for you by the fully staffed management company who has been successfully managing this condominium complex for quite a number of years, hence giving you the quality of life you deserve as opposed to a self-managed condo requiring each of the owners to do their share! Get ready to sit back, relax and enjoy the wonderful quality of life the present owner has cherished for so many years! Two blocks to the 15th Street stop on the F/G trains, just 25 minutes to NYC or the famous Coney Island Beach and Boardwalk in the opposite direction! Steps to all cafés, lounges, bars, restaurants, farmer's market, movie theater, gyms, supermarkets and so much more! Condo living is lovely as this meticulously manicured and exceptionally well maintained Condo Association takes care of every big and little thing on the grounds and in the common areas and affords you the right to maintain and do whatever you want in your apartment renovation wise and layout wise without requiring board approval as you would in a coop! Remember a coop is shares in a coop corporation but a condo is considered real property! Let's not forget you can also rent your apartment if you choose to! If you are going to rent out this apartment it will command approximately $2,300 plus $250 monthly for the parking space! With 20% down, $119,000 and a $476,000 mortgage at 4-1/2% interest which is $507 per $100,000 you borrow, your mortgage is approximately $2,415 plus $239 monthly maintenance and $145 in property taxes which brings them to approximately $2,800 monthly less their tax write off as it pertains to each individual's tax bracket and that includes indoor parking which they can use or rent for $250 a month! This is a great investment and/or will make a fab home for you, why rent when you can buy and the value just keeps going up & up!! If you need a second bedroom, at one time a previous owner easily converted this spacious one bedroom into a comfortable Jr. 4 with two bedrooms. The floor plans above will show you the way the apartment layout is currently and there are alternate plans below lending way to a 2nd bedroom. Just one block from PS 154.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
