Property Description for 351 West 114th Street, 6-A

Bathed in light from 17 windows, half facing West directly on Morningside Park, the Pond & St. John The Divine and the remaining East facing, this rarely available, incredibly spacious two bedroom, one bath is being offered at The Monterey. A 36'10" entry foyer - suitable for an art collection or wall of books (or just hanging out in the window seat!) - with three windows and three large closets leads to a very spacious Living/Dining Room with windows facing Morningside Park, St. John's & East City Views. The Dining area opens to a large eat-in renovated Chef's kitchen featuring GE Profile appliances, a Bosch Washer & Dryer, numerous solid wood Cherry veneer cabinets with under-cabinet lighting, a comfortable Breakfast bar/Granite covered center island with stain-resistant coated & sealed Travertine floors and two large East facing windows completes the entertaining area. A second gracious hallway leads to a wonderful top-of-the line bathroom with two freestanding Duravit sinks, Kohler Mirrored Medicine Cabinets, a temperature controlled Duravit toilet with bidet function (among other special features), a large soaking tub/shower featuring multiple two-sided Kohler shower heads and a large storage cabinet, among numerous other special features.

The second bedroom features cork floors and windows facing Morningside Park & the Pond. The apartment culminates with an oversize Master bedroom featuring four windows - three facing Morningside Park and one facing North, a lovely original brick wall, cork floors, an over-sized windowed Symmetry custom fitted WIC, and a second Alfa custom fitted closet. Other special features include New Maple strip floors in a gracious herringbone pattern, solid core doors, and a ceiling height of 9'2".

The Monterey, designed by Thomas O. Speir, dates to 1891, and is striking both for it's deep-red brownstone exterior and it's wonderful location sitting on the triangle of Morningside Park on the West, the charming Lafayette Square on the south and Manhattan Avenue on the East. The Monterey is an income restricted HDFC pet-friendly building with a part-time Super. Flip tax paid by seller. Tax deduction on maintenance is 15%. Sorry, no investors, pied-a-terres or parents purchasing for children.

OPEN HOUSE, SUNDAY, JANUARY 20TH, 12:30 - 2:00!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
