Property Description for 496 LaGuardia Place, PH-B

APPLICATION PENDING. Recently gut-renovated Penthouse Duplex 1.5 BR/1BA apartment with large private deck - - located just north of Soho and just south of Wash. Sq Park (the very center of prime downtown Manhattan). Very cool apartment, superbly located, tastefully renovated with historic character elements intact, massive and sunlit private outdoor deck.

Unique in an uncommonly desirable fashion for buildings of this era, this spacious multi-level home offers a loft-like feel with character-rich details and open space, plenty of light and quiet, and your own private sprawling roof deck. Enter this magnificent home, and you are greeted by 3 oversized windows facing south-west with outstanding light, sky, historic neighboring building and tree-top views. The main room stretches almost 25' long, and offers a variety of layout options for your living, dining, home office, and even guest-area needs. The renovated open kitchen is open to the main room, and features stainless steel Avanti stove, stainless steel full-sized Frigidaire with separate freezer, custom white soft-close cabinetry with satin-nickel fixtures, concrete-gray quartz countertops with deep under-mount Dowell sink, polished glass tile backsplash, overhead track lighting, plenty of storage, swing-arm butcher block countertop for added counter/entertaining, and brand new slate tile flooring. The bathroom (also just renovated) is on this floor as well, and is tastefully finished with stone vanity top with under-mount sink, stainless steel fixtures, new ceramic gray tile flooring, and full-sized tub. The living area offers attractive exposed brick on either end, high ceilings, custom built-in shelving, and outstanding light from a long wall of windows showcasing tree-tops and sky. Upstairs there is a large and very private bedroom with a stunning and dramatic curved atrium-style wall of windows and 11 foot ceilings, offering complete privacy and sky views. This room can accommodate a queen-sized bed, has a built-in double closet, and also has enough room for your dresser and night table (as well as your art, television, etc.). A few steps up brings you to the fun surprise-jewel of this home, a very sizable (and completely private) decked outdoor roof area with unparalleled Soho and sunset views. With no neighboring buildings above, this deck area gets sunlight all day long, and offers wonderful views of uptown and downtown iconic buildings (in addition to amazing night views, incredible sunsets, etc.).

Extremely quiet and bright with a loft-like quality, this unique and beautiful one-of-a-kind home has all the charm and warmth associated with pre-war Greenwich Village and Soho apartments, but is also very livable, cool, and comfortable. Not to mention, a wonderfully reasonable landlord who would welcome a quality long-term tenancy. With split-system central A/C, this spectacular home sits on the top floor (4-flight walk-up) of an intimate, safe, and very well-kept 5 story condominium. It is perfectly situated on the border of Soho and Greenwich Village, and is only a few minutes' walk to either west or east side transportation, West Village, Nolita, Union Sq., East Village, etc., and of course is only steps to all the cafe's, restaurants, and wonderful shops that Soho and the Village have to offer. Available immediately, no dogs please. Call/email to view...

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
