Property Description for 490 Warren Street

> Tucked away on a quiet, Boerum Hill block rests this elegant, Federal style brick row townhouse, currently configured as a 2.5 BD/1.5 BTH Garden/Parlor duplex with full basement and a 4BD/1.5 BTH upper duplex. > A bright and sunny legal two-family, the four story house is 20 feet wide and 40 feet deep on a 100 foot lot. > With units this amply sized, there's plenty of room to live comfortably in one and rent the other to greatly offset the mortgage or, with a little tweaking, transform the house into a gorgeous one family home. > Classic original details such as marble mantles, working wood burning fireplace, original carved wood bannister and oak floors abound, but the piece de resistance is the secluded, spacious, south-facing Parisian style garden designed by the current owner, a noted landscape architect. > To literally 'top things off,' the upper duplex enjoys a roof deck with 360 degree views that include the Freedom Tower, Manhattan skyline and Williamsburg Savings Bank Tower at 1 Hanson Place. > As the only roof deck on the row, with full stairway bulkhead access, it is exceptionally private. > This thoughtfully planned and well maintained home features numerous closets, and new gas boiler, roof, water and sewer lines. > The best of both worlds are truly found here-an expansive home on a peaceful block with garden sanctuary, yet steps away from Boerum Hill's 'foodie-centric' Smith Street restaurants, amenities, Bergen Street F/G station and burgeoning Atlantic Avenue high end retail strip. > A 6 minute walk brings you to Barclay's Center where you'll find the 2,3,4,5,N,D,Q,R,LIRR; the A, C and G at the Hoyt-Schermerhorn station as well are just a few minutes away. > Do not miss this rare opportunity to truly 'have it all!'

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
