Property Description for 220 West 148th Street, 2-B

IMPORTANT: This apartment is subsidized as part of NYC's affordable housing program. The following total household income restrictions apply: minimum $83,340; maximum $134,710. This must be your primary residence. This is not for investment purposes as resale and sublet restrictions also apply. Essentially, there is no profit if you sell during the first 5 years of ownership. During years 6 through 15 of ownership, 50% per cent of net profits after closing costs are then paid back to the City. Sublet restrictions to be confirmed.

Please do not contact or go to the PS 90 Sales Office or their open houses regarding this affordable listing. The staff there do not have access to this subsidized apartment and are handling the market rate units only. Instead, please contact Neil Tilbury for prequalification and an application (see below for email/phone).

This spectacular loft-like studio with a home office is 796 square feet, on the 2nd floor facing east, overlooking the landscaped front garden.

Immediate occupancy and FHA approved with as little as 3.5% down. The low common charges and 21 year tax abatement make this an even greater value.

The impressive physical dimensions of this former schoolhouse - including soaring ceilings, dramatic oversize windows and loads of light - set PS 90 apart from the competition. The open plan design, stainless steel Frigidaire appliances, granite kitchen countertops, Kohler fixtures, and Asko washer and dryer in your apartment give PS 90 high marks for living. This brand new development also features doorman, live-in super, large complimentary fitness room, entertainment room and terraced gardens. PS 90 is pet friendly.

You have great transportation options nearby: around the corner, the 3 express train terminates at the 148th Street Station on Adam Clayton Powell Jr Boulevard. The A, B, C, and D trains stop at the 145th Street Station by St Nicholas Avenue. The Bx19 Bus runs crosstown on 145th Street. For drivers, PS 90 enjoys close proximity to the 145th Street Bridge and Harlem River Drive, with a rental garage right next door to the building.

There is an Associated supermarket at the end of the street. Also in the neighborhood: a 24 hour Pathmark supermarket, Duane Reade, Starbucks, New York Sports Club, Bank Of America, Chase Bank, Jackie Robinson Park and a farmers' market are all just 3 blocks away on 145th Street. City College, Riverbank State Park and various other Harlem attractions are also nearby. Target, BJ's, Home Depot and Marshall's have recently opened in the vicinity.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
