First, the No's: NO FEE (Terrific) No Dogs permitted for tenants, only for owners. (Sorry). No limit to the amount of years allowable to lease (Excellent). Location, location ,location...50 Lex is the epitome of that adage. Gramercy Park, Flatiron, Madison Sq. Park, Union Square, all are either up the block or practically around the corner. 50 Lex is a Co-op with Condo rules allowing indefinite subletting, pied-a-terre's, gifting and guarantors (all with Board Approval). .It is rare to find a large one bedroom home with one & a half bathrooms, AND with a private balcony. The large master bedroom with an en-suite bathroom faces north with quiet open views inclusive of the Empire State Bldg. Simply stunning at night with the ever changing light show from the top of the ESB! A windowed kitchen facing west is inclusive of stainless steel appliances, a Sub Zero refrigerator,an open breakfast bar, granite countertops and loads of cabinets and storage. The extra half bath/powder room is a big plus in this lovely and gracious home. 50 Lex is a Full Service, fully staffed, 24/7 Doorman bldg with a live in Resident Manager. The courtyard entrance has been newly refurbished with a Starbucks as one of the retail shops on the ground level. Now that the warm weather is finally here, lounge and relax on the enormous wrap around Roof Deck showcasing absolutely magnificent 360 degree views of NYC and beyond that will take your breath away, morning, noon or night. Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
