Property Description for 175 Degraw Street, 1

!!!NEW REDUCED PRICE LOW FEE!!! Looking for three full floors of space, sunlight, and amenities, WITH a private garden in Brooklyn's most sought after neighborhood? Look no further! 175 Degraw has it ALL. This massive 3 bedroom, 2 bath, corner triplex boasts 3 exposures, all POURING sunlight through windows in every single room. The master bedroom on the parlor level with its 12ft ceilings could fit 2 king sized beds. It opens up to a library bigger than most NYC studios, and could easily be converted into a walk in closet/dressing area big enough for Anna Wintour's wardrobe. A serene living room overlooking the garden, a corner office space, and a full bath combine to make the perfect full floor master suite. A sleek, modern stairwell connects upstairs to the Garden Level. The floor has it's own private entrance WITH bike storage, the perfect mudroom for any family. 2 sunny bedrooms that each fit queen sized beds and are perfect for kids or shares. The newly renovated and oversized bathroom has his and her sinks, not to mention a full sized tub. The large, open chef's kitchen is fully equipped with a dishwasher, cavernous pantry, mounted television, and can fit a dining room table with seating enough for a family of five. The kitchen connects to your very own private outdoor space that stretches back an unheard of 50ft deep, plenty of room to host parties or build a garden, and has direct street access. The fully finished, brightly lit basement has plenty of storage and headroom, cable/internet hookups, and is the perfect kids playroom, Man Cave, or She Sanctuary. Last but certainty not least, a stand-alone laundry room touts a LG W/D with room enough for a large folding area and hanging racks. The home is available September 1st, just in time for the start of the school year, and is located in the District 15 school zone. If the quiet, adorable Carroll Gardens block isn't enough, it's less than a half mile to the F/G trains, and is literally right around the corner from Key Foods, a corner deli, a high end wine and liquor store, yoga studios, ice cream parlors, Lucali Pizza, and much, MUCH more! !!!Email Gene Schilder today or text him at 817-689-0509 to set up your own private showing around your schedule!!!

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
