Property Description for 818 Putnam Ave

Perhaps you have been waiting for a home that has a fair amount of it's original details, that has been modified just enough to be comfortable, and is largely move-in ready and livable. Maybe you would also love to find a place where you can take your time adding the final touches to make your dream home as opulent as you please, if only you could find a home with good strong bones to work with. Well, maybe you have finally found your home! This absolutely beautiful home, with its large rooms, has just enough upgrades to make it comfortable, yet more than enough detail to have preserved it's character. This Italianate Brownstone, built on a 19.5' x 100' lot in the late 19th century, has a triple extension so each level's longest depth is about 50'. Currently, it's set up as an upper duplex over a garden one bedroom rental. The duplex has a renovated kitchen separate from the double parlor. The front parlor is used as a living room and is very sunny, due to its oversized windows, or, not sunny at all if you prefer to close the original wood shutters. The rear parlor, currently used as a formal dining room, has space for a full dining set, plus a sitting area and closets with very ornate wood carvings. Each parlor has a slate fireplace mantle stripped to show its deep dark color and nearly 11 foot ceilings. The top floor features two king-sized bedrooms, each worthy of being called the master bedroom, an office with windows on two sides and a smaller room likely used as a nursery or smaller bedroom at some point in history. The bathroom on this level is huge and has been renovated but ample space remains to add a separate shower and linen closet. An interior hallway with access to the large bedrooms and bathroom offers additional closets. Finally, there is a lovely rear yard ready for your landscape designers to work their magic and outfit it to suit your taste. This lovely home is located around the corner from two of Bed Stuy's newest restaurants, The Antagonist French Bistro and Khemistry Bar and a supermarket. Other popular Bed Stuy spots are just blocks away, including Manny's, Bed Stuy Fresh and Local, Cassablanca, Saraghina, Goerges & Andre, Beso and Bar Lunatico. The A/C trains at Fulton Street will get you to lower Manhattan in about 15 minutes and numerous bus lines will take you to other Brooklyn Neighborhoods, like Fort Greene and Clinton Hill. Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
