Property Description for 245 East 24th Street, 14-G

Estate-condition Sale. Bring your architect and make this apt yours. This unit has a great layout and is full of potential. Motivated Seller. Apt. 14G is approximately 800sqft, junior 4 corner unit. It features wall to wall oversized windows in living room and bedroom. This beautiful high floor unit benefits from Eastern and Southern exposures, which flood the space with Sunlight throughout the day. Main bedroom is located in the corner of the building, away from adjacent neighbors and hallways, which makes it a very quiet and peaceful place to rest. Part of the main bedroom has been converted into a walk-in-closet; this space can easily be converted back to original layout by removing the pressurized walls. The walk-in closet has a South facing window, which permits light and ventilation into the closet. This space can also be used as a nursery or a reading room. The convertible second bedroom ( approx. 11X12 ) is currently sectioned off with sliding wall of floor-to-ceiling oak shoji screens. This space may be opened up to be used as a dining room, or kept closed off as a second bedroom, work space, guest room, or a den. The kitchen was renovated few years ago with high end finishes and stainless steel appliances. The kitchen features solid wood cabinets with stemmed glass doors, inside and under-cabinet lighting, granite countertops, and elegantly designed tumbled limestone tile on the floor and backsplash. The kitchen has been very ergonomically renovated with a very deep Franke sink with 4 fitted cutting boards and drains, a side-by-side stainless steel GE Profile counter depth refrigerator (which gives the appearance that it is built-in). There is a Bosch range with 30 inch convection oven and warming drawer. In addition to a 30 inch Bosch microwave /exhaust fan above. The dishwasher is an 18 inch Miele Dishwasher with silverware tray on top which leaves a substantial amount of room for glasses and dishes; It also has hidden controls and is extremely quiet. The original closet doors were all replaced, and all have oak molding and are almost 8 feet tall. There is a very generous amount of closet space for hanging cloths with a great number of shelves on top, with easy access. There is a large walk-in pantry closet right across from the kitchen.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
