Property Description for 245 East 25th Street, 5-L

Peaceful and serene Apt. 5L is a wonderful place to call home. This quiet, spacious and functional true one bedroom layout has everything you need to live comfortably, as well as a pretty view. The separate kitchen, which can be opened, features a brand new oven, dishwasher and sink, and features a large pantry extending the entire width of the kitchen, as well as lots of cabinet and counter space. The entry hallway has two deep closets alongside it which leads to an office area that has enough room for another closet to be added if desired. The windowed bedroom has another closet as well. The bath is currently en suite, but can be easily changed with board approval. The living room is spacious with a perfect area for your dining table, and features a wall of windows facing a backdrop of trees, townhomes and open sky with a peek of the Empire State and Chrysler Buildings, all to the tune of chirping birds. There is an HVAC unit in each room for A/C and heat and solid wood parquet floors. Spruce Ridge is a pristine, well-managed, Pet Friendly, 24HR D/M building with live-in Resident Manager, incredible financials and low maintenance. Situated on a great block, between 2nd and 3rd Avenues, there is also a beautiful roof deck with jaw-dropping, 360 degree landmark views, as well as a large, card-operated laundry room, new high-speed elevators, a bicycle room and storage. Very close to Madison Square Park, and lively Third Avenue with a myriad of restaurants and pubs. There is also now Trader Joes now just a few blocks north. Sorry, no co-purchasing, pieds-a-terre or guarantors. Don't miss this wonderful opportunity! (Temporary assessment of $135.34.)

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
