Property Description for 11-02 49th Ave, 5-D

One of the most desired 2-bedroom/2-bathroom lines at L Haus is available for sale. This corner unit with both Western and Northern exposures offers 1,198 square feet of smartly allocated living space; beautiful finishes, fixtures, and appliances; and, sweeping views through oversized, triple-pane windows of Manhattan spanning from One World Trade Center to the 59th Street Bridge. Upon entering the apartment, you will find there is a large foyer perfect for storing outdoor items before formally entering the home. With bedrooms on opposite sides of the apartment, and ample custom built closets throughout, you will see there is no better or more useful layout than this. Additionally, the natural bright light throughout the apartment, and the flow from kitchen to dining and living room, makes the space fantastic for entertaining.

The modern kitchen features Bosch and Liebherr stainless steel appliances, excellent cabinet storage, and soft close drawers. Both bedrooms are large enough to fit king-sized beds. The Master bedroom features two large custom built closets with storage and organization solutions, and an en-suite bathroom with Kohler fixtures, limestone counter, and an enclosed glass shower. The second bathroom includes a deep-soaking tub, porcelain tile flooring, and a custom white-lacquered vanity. The white oak hardwood floors throughout and the Bosch washer/dryer finish off the apartment with quality and comfort. This apartment also includes an additional storage unit in the building.

L Haus is stacked with high caliber amenities, including a 1,700 square foot gym, a resident's lounge, cinema screening room, and a 1,500 square foot community room. The gym and the community room both feature floor to ceiling windows that overlook the building's private "backyard." With more than 10,000 square feet of landscaped green space, including a rolling lawn, tables, lounges, and an outdoor kitchen and grill, the yard is an integral part of life at L Haus. No other condo building in the neighborhood includes this unique community space. Additionally, L Haus offers nearly 5,000 square feet of indoor amenities, including a 1,700 square foot gym, as well as a 1,500 square foot community room--both well-lit and overlooking the yard. The amenities also include a yoga room, and roof terrace with stunning views of Manhattan and the neighborhood. 24-hour doorman and cold storage complete this full-service building.

The L Haus is located near the subway and is just one stop from Grand Central on the 7 train. Just minutes from Midtown Manhattan, Long Island City is one of the premiere neighborhoods in NYC. L Haus has a 15-year 421A tax abatement in place until June 30, 2025.

Long Island City | Queens

Quick Profile

Long Island City, the name does sound a little far away, like it requires a lengthy drive to get to. Think, again. Long Island City, also known as LIC, is nestled in the western corner of Queens along the East River. Midtown Manhattan is closer to Long Island City than it is to downtown Manhattan.

LIC is bordered by Sunnyside to the east, the East River to the west, Astoria to the north, and Newton Creek which separates Queens from Greenpoint Brooklyn to the south.

A once-shabby manufacturing epicenter, the neighborhood is a mix of industrial, commercial and residential. In recent years it’s seen a rise in some seriously cool factors. Populated by young professionals, multi-ethnic immigrants, and hipsters, LIC has a happening nightlife scene, fantastic restaurants (some of them Michelin starred), art museums and galleries. Much of the waterfront access has been redeveloped into sustainable public green spaces with modern design.

Although much of the industrial / manufacturing companies have since left LIC, many still reside there. They tend to co-exist with new residential building development the same way they do in other neighborhoods like Williamsburg and Greenpoint.

Office building developers and business tenants play a vital role in LIC too. It’s considered New York City’s fourth central business district next to Midtown, downtown Manhattan and downtown Brooklyn.

As you traverse the streets of LIC, you’ll notice the change from block to block. Industrial warehouses on one block, a bustling Main Street, followed by a park block with sleek luxury high-rise buildings. It’s all part of the LIC vibe.

For a small neighborhood, the transportation links are excellent. For starters, you just can’t beat living one subway stop from Manhattan (7 train). Other train lines include E, M, R, N, Q, and the G lines. There are also less conventional methods of transportation like the NYC Ferry, which offers three ferry landings. There is no shortage of CitiBike’s in LIC either. Many folks commute to work by way of cycling over the Queensboro Bridge.
