Property Description for 260 West 121st Street, A

Extremely Rare Opportunity to live in a home that not only combines the Historic Charm and Elegance of Brownstone living with luxurious modern touches, but truly captures the essence of a house-sized residence in a way that typical apartments never can. The owners lovingly took this turn-of-the-century townhouse and created an exceptional Duplex Residence with an Oversized 720 s.f. Private Garden and Private Basement. Many Historic Features have been restored, and you will be surrounded by fine period details such as built-in pocket wooden shutters, original woodwork, hardwood flooring, detailed moldings, and ornate decorative fireplaces with mirrored mantelpieces and tiled inserts. Added throughout is wainscoting that captures even more of an old world feel. Everything has been expertly upgraded for modern living and provides a perfect integration between the old and the new with beautiful lighting, abundant closet and storage space, and ductless internal A/C units throughout the home. The Garden Level has an over-sized, fully equipped Chefs Kitchen with stainless steel appliances (including above-range microwave) and sink, ample bespoke cabinet space, and custom stone countertops. The dining and breakfast area leads directly out to a huge, two-level Private Garden that is a true showpiece, featuring inlaid herringbone brick, multi-sized pavers, extra-high privacy fencing, and outdoor lights and electrical outlets, allowing for exquisite Indoor and Outdoor entertaining possibilities. The huge Garden Level bathroom has a rare original 7 claw foot tub that has been completely restored. The large bedroom on the Garden Level has exposed brick and can serve as a guest bedroom offering privacy separate from the other bedrooms. As you walk upstairs to the Parlor Level you immediately feel the grandness of the space as you enter a large sitting area with soaring ceilings and large original pocket doors leading to the huge master bedroom with a sitting area and a private bath. Another set of pocket doors leads to the third bedroom, with its tall windows and private entrance to the apartment. Below the Garden Level is a Private Basement where there is a washer and gas dryer and space to put a wine fridge or exercise equipment as well as additional storage. This residence is perfectly located in one of Manhattans hottest locations with a burgeoning new Restaurant Row developing along Frederick Douglas Boulevard and St. Nicholas Avenue. With new supermarkets and specialty stores in the area, you will have all the amenities you require. Morningside Park and historic Mount Morris Park are each just two blocks away and offer a wonderful respite from the daily grind with cultural events as well as bike riding and other sports activities. Central Park and all it has to offer is a mere ten-minute walk away. To top it off, the area enjoys world-class public transportation. The building is a 4-minute walk from the A, B, C, D subway station where the express trains can take you one stop to 59th Street/Columbus Circle. It is an 8-minute walk to the 2 and 3 trains and the M2 and M10 bus stops are half a block away. This truly is a unique residence for those who want something special that they can really call home.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
