Property Description for 7205 72nd Court

Tucked away on a quiet and picturesque cul-de-sac right off of Shore Road, sits this lovely and beautifully maintained brick house. Use it as a legal two-family with a market rate rental, or take the whole house as a single-family dwelling with the flexibility to downsize as needed. Upon entering the residence you will find an open living room, spacious formal dining, and sliding glass doors that let in the natural sunlight. The glass doors lead to a cozy deck that is perfect for grilling. A grand staircase takes you down to the landscaped back yard or you can access the yard from the lower level. Original and well maintained hardwood floors throughout, over 9 foot ceilings, and a completely renovated and windowed galley kitchen with ample counter space, abundant cabinet storage, and a cozy breakfast bar. Lovingly maintained and well laid out, the upstairs has three bedrooms and a large bathroom with bath tub and double sinks. Currently the owners are using the house as a single family and the studio apartment is being used as their office/music studio but it has recently been renovated and has a brand new, never been used kitchen, as well as bathroom with soothing shower body spray jets. This space could be used for multiple purposes or as a market rate rental with private access to the street. Highly coveted garage parking (with an entrance to the house), as well as enough room for a car to be parked in the driveway. Gorgeous full grown trees, ivy and flowers line the quiet street. Enjoy all of this as well as seasonal water views from your perch on the front porch and experience this house as it was meant to be.This is the absolute best of Bay Ridge, whether you are commuting by ferry (which is very close), the express bus (on the corner), or the subway (on Bay Ridge Avenue), you will find that this one checks all the boxes!

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
