Property Description for 742A Lafayette Ave

Charming Bed Stuy brick 2 family just steps away from Von King Park and 2 blocks to the G train with buildable FAR up to 3,150 SF. Just bring your contractor because this already gutted building comes with approved plans to create a 51 deep building with a 3 bedroom / 2.5 bathroom upper owner's duplex (with additional exclusive use of the cellar) and a 1 bedroom / 1 bathroom garden rental. This property provides a great opportunity to customize and personalize your new home instead of buying someone else's renovation. Other notable nearby amenities include... BKLYN Blend, Burly Cafe, Guacuco Bed-Stuy, Vin de Table, Petisco Brazuca, Sincerley Tommy, as well as several supermarkets and organic delis. There are finance options with major banks that will allow a large portion of the total purchase/renovation cost to be mortgaged and there are nearby comparable sold properties as high as 2.1M paving the way for tremendous upside potential/equity while generating income from the rental unit.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
