Property Description for 361 Waverly Ave

Here is an opportunity to own Clinton Hills grandest carriage house property, and a chance to realize your vision for an expansive compound with parking in the heart of Brownstone Brooklyn. 361 Waverly Avenue sits on a massive lot that sprawls 50 feet wide and over 105 feet deep, nestled in the middle of a quiet, low-traffic, landmarked block. Pending approvals from the NYC Landmarks Commission, theres the potential to add significant square footage to this historic home.Dr. James Peter Warbasse, a pioneering surgeon and bacteriologist who served during the Spanish American War, lived for many years in the mansion at 384 Washington Avenue. The Warbasses are said to have thrown many grand parties in the sprawling backyard behind the mansion, which is now the backyard of 361 Waverly Avenue. In 1914 Dr. Warbasse commissioned architect Adam Fischer to build an elegant three-level carriage house on the Waverly Avenue side of his property.Fischer designed this beautiful building with an array of architectural details. The walls are clad in multi-hued brick, laid in Flemish bond with burnt headers. The faade is crowned by a bracketed pent roof over the garage and entry on the first floor and a side-gable roof with gable fronts featuring Eastlake-style timbering on the second floor. The main entry is distinguished by a wood-and-glass door under a gable-front portico that flows into the pent roof, while the garage door features a wood-paneled design with a brick surround accentuated by cast-stone trim. The windows throughout are framed with sailor-laid brick sills and soldier-laid brick lintels. Additional ornamental brickwork can be found along the roofline, which features two rows of checkerboard brick under brick corbelling. Inside theres a 36 ft x 20 ft garage with room for three or four cars, a garden apartment, and an elegant top floor apartment full of original details. The top floor is graced with a balcony that provides a majestic view of the sprawling backyard. Measuring over 4,500 square feet, this stunning park-like space is a wonderfully tranquil oasis from the bustle of City life. It really must be experienced to be believed. While living at 361 Waverly Avenue may feel like being in the country, the best of Clinton Hills shopping, restaurants, and other amenities are all close by, including Romans, Aita, Olea, Emily, Walters, and the Finch, to name a few. The Brooklyn Flea and the Greenmarket at the iconic Fort Greene Park are a short stroll away. The Barclays Center, LIRR, and all the subways at Atlantic Terminal (2,3,4,5,B,D,N,R & Q) are close by, and the C and G trains are even closer for a quick commute to Manhattan and the rest of Brooklyn.Come see this beautiful historic gem and make it your own!

Clinton Hill | Brooklyn

Quick Profile

Tucked behind the Brooklyn Navy Yard in central Brooklyn is the quiet residential neighborhood of Clinton Hill. Once a strictly working-class neighborhood, Clinton Hill has become known for its elegant brownstones and stately mansions that were built as Manhattanites crossed the East River in the 1920s in search of the supposed health benefits that came from living “on the hill,” which has an elevation of 95 feet. Now you will also find newer luxury apartment and condo buildings interspersed throughout the neighborhood.

The Pratt Institute and St. Joseph College give the area a certain energy that comes from having a college in your town, while it’s leafy streets, some with their original cobblestones, and slower pace attract young families. Millennials and professionals are flocking to Clinton Hill in search of a reasonably priced neighborhood that offers both nightlife and an easy commute to Manhattan. Clinton Hill is a beautiful neighborhood with a suburban feel and firm roots in its past that also offers plenty of urban amenities.

New businesses are showing up in Clinton Hill on a regular basis, adding to the current proliferation of coffee shops, restaurants, and bars. As the population changes, new entertainment and nightlife venues are migrating to the area to meet the demand. Barclays Center is within easy walking distance, offering exciting sporting events and concerts.
