Property Description for 76 Laight Street, 1-FLR

NORTH TRIBECA. Architect Ready! An Extraordinary Opportunity. Approximately 2,450 square feet, the space can accommodate multiple bedrooms and baths in a renovation. Rarely does a loft of this vintage come to market. With dramatic 14 ceiling, 5 original steel columns, 8 oversize windows which wrap the corner of Washington and Laight Streets. The exposures are south and west. The loft is flooded with natural daylight. There is a wall of built in bookcases, with enough shelving to showcase a large book collection. The open kitchen boasts a six burner professional Vulcan Stove. This loft is at parlor level. The bottom of the interior windows are 7 feet above the sidewalk, ensuring privacy from foot traffic. The building is separated from the sidewalk by a raised original loading dock. Entry to the first floor unit is thru the lobby or a private Washington Street side entrance. The elevator opens at street and lobby levels. The co-op is 10 units, all are full floor and residential. Recently a full scale exterior facade and roof deck restoration was completed. There is a professionally landscaped and maintained common roof garden complete with lounge chairs, tables, umbrellas, gorgeous trees and plantings, including a barbecue grill and sink area. Glorious 360 degree panoramic views are of downtown and the Hudson River. Individual storage cages and separate bicycle storage are in the basement. Part time super. Converted to a residential cooperative in 1977, the co-op has excellent financials, no underlying mortgage, very low monthly maintenance and is professionally managed. 76 Laight sits on a charming street, one block from the Hudson River Park Esplanade. This classic warehouse building, built in the Romanesque Revival Style as a pharmaceutical warehouse is nestled in the heart of Tribecas cobblestone streets, boutiques, restaurants, and schools. Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
