Property Description for 178 Franklin Street, 1-2

Perfectly positioned in the heart of Tribeca in an immaculate pre-War loft building, this triplex property spanning over 5,500 square feet is not to be missed, offering grand, voluminous space reminiscent of a industrial townhouse within the context of an 5 unit cooperative. Additionally, this unit provides a rare commercially zoned studio space with street entrance on Franklin Street for either owner's personal use or to sublet.

You enter this home off a key locked elevator into a massive great room, with original loft details such as cast-iron columns, exposed brick and a custom ceiling restored from the original beams from the 1850s. With separate areas suitable for a variety of living arrangements, as well as a dining area with seating for 10, the scale of the room is impressive but not daunting. Custom details such as marble slabs cover the window sills, creating a beautiful vantage to sit and admire the cobblestone streets below. Custom vertical iron grates stylishly cover heating elements, adding a modern twist that pays homage to the industrial era of the structure. Off the dining area is a large chefs kitchen that would satisfy even the most prolific of chef: The centerpiece is a commercial grade 60 inch Vulcan oven range outfitted with a culinary Salamander grill, complimented by two 30 inch subzero fridges, Calacatta gold marble slab countertops, double Miele dishwashers, custom cabinetry, 140 bottle Subzero wine fridge and a butlers pantry. A powder room and a coat closet are also on this level.

The grand master suite lies in the rear of this floor, private from the other four bedrooms of the home, with generous closet space and island dressing table that includes an entertainment system. The master bathroom is luxurious and spa like, with radiant heat, dual sinks, deep soaking tub, WC with Toto toilet, and a large shower all clad in Italian Statuary marble on the walls, floors and counter tops.A stairway leads you downstairs to an additional living area utilized as a library/study, with 13-ft. high original beam ceilings and a custom-made bookcase with a moving ladder for the upper shelves. Additionally, this floor has two bedrooms with sliding glass doors overlooking the rear atrium. There is an over sized full bath with Italian grey marble heated floors, rain and hand shower, radiant heat, plus Toto toilet. This floor also has access to a large retail space, currently being used as an artist studio with a half bath, as well as separate discreet entrance to the home.

The lower level of this triplex is like a secret hideaway, exuding a magical Parisian vibe, with full length sliding doors allowing access to the atrium. Complete with kitchenette, a dark room, a full bath with steam shower, and an oversized laundry room with additional storage space.

One of a kind, renovated, and extremely rare five-bedroom unit on one of the most desired cobble stoned Tribeca Streets priced under $1500/sf. This is one not to be missed!

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
