Property Description for 60 Sherman Street

A rare treat! Houses on the south side of Sherman Street in Windsor Terrace rarely come on the market. 60 Sherman is one of the iconic limestones built around 1901, surrounded on either side by limestone and brownstone houses of similar design and appearance. And it comes with all the charm and detail these turn of the century buildings have to offer: oak parquet floors, plaster detail, fretwork, wainscoting, pier mirrors, lincrusta panels and mantels. This house, 19.75 ft. X 47 ft. on a 100 foot lot, is set up with two units, with the owner using the lower duplex. The ground floor holds a large eat-in kitchen, a substantial living room in front and a formal dining room. There is an additional small room off the kitchen and a full bath. Access to the south garden is through the kitchen. The parlor floor has the classic triple parlor arrangement with gorgeous woodwork, parquet floors and fretwork. There is another full bath on this floor. The top floor provides a fantastic 1-2 bedroom rental apartment, or it can be incorporated into the rest of the house to become a generous single-unit home. Sherman Street is thought by many to be the "heart and soul" of the neighborhood a quiet enclave of beautifully maintained homes within blocks of fantastic local shopping and dining destinations, all the recreational amenities of Prospect Park, and the F train just minutes away.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
