Property Description for 1314 Bushwick Ave

Beautifully gut renovated in 2017 from top to bottom, inside and out, this 20-wide two-family townhouse at 1314 Bushwick Avenue merges thoughtful design and modern amenities. Both the 3BR, 3.5BA owners duplex (plus finished basement!) and the income-producing 2BR, 1BA garden rental feature new oversized Pella windows, pickled hardwood floors, central A/C, gorgeous kitchens and baths, exposed brick details, and smart home features.
Designed for comfort and style, the spacious owners duplex begins on the parlor floor, where an open plan encourages relaxation and entertainment. 10 ceilings and oversized windows on both sides brighten the spacious living room, which flows seamlessly past the powder room, to the kitchen, dining area and deck overlooking the quiet garden. The gorgeous, open chefs kitchen includes plenty of white cabinets for storage, a suite of stainless steel appliances, and a large, eat-in island topped with Caesarstone. Smart home features put comfort and entertainment at your fingertips.
Up a floating staircase, the top floor has three bedrooms and two full baths, plus four closets for excellent storage. The master suite overlooks the garden for a peaceful retreat that includes a walk-in closet and luxurious bath. The two smaller bedrooms share another full bath. Laundry hookups are conveniently located on this floor. The owners unit also connects to the fully finished basement with an additional 860 square feet of space. This Rec Room with full bath has stairs to the garden and can be used in many ways: gym, play/media room, storage and more.
The 2BR, 1BA rental apartment creates an opportunity for substantial income. Like the owners unit, it has been thoughtfully renovated, with a lovely chefs kitchen, two sizable bedrooms, and access to the backyard. The entire house is nicely set back from the street behind a sweet brick enclosure and an ample front area awaiting your lovely landscaping (or just leave it as is)!
Buy this well made house to enjoy yourself and live in or for investment with two high income rentals and a solid cap rate.
Located in the heart of Bushwick, 1314 Bushwick Avenue is close to transportation with the Halsey Street J/M/Z two blocks away and the A/C/L connection at Broadway Junction. Neighborhood favorites Father Knows Best, Houdini Kitchen Laboratory, Routine Coffee, and Cup of Brooklyn are all nearby.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
