Magnificently modern, this 25' wide 3-family townhouse has been designed for expansive, comfort-oriented living in the 4 BR, 3.5 BA owners duplex plus excellent rental income from two spacious 2 BR, 2 BA apartments above. Completely rebuilt from the foundation up with steel and concrete construction in 2011, the home boasts over 5,000 square feet of contemporary living space. Built to 25X60 on the garden and parlor floors, the owners duplex is 3,000 square feet. Features include over 10 high ceilings on the parlor floor, central AC, radiant-heated polished concrete floors on each level, new windows, a high-efficiency boiler, plus wiring for cable and internet. A 20 extension affords gracious living on the parlor and garden levels of the owners duplex. The parlor-levels open floorplan flows between areas for living, lounging, and cooking. Brightened by oversized windows, a living room with built-in bookshelves offers a great space for entertaining. Designed with cooking and entertaining in mind, the kitchen features a 5-burner Fagor cooktop, a deep, double sink, butcher-block counters, two walls of oversized kitchen cabinets, a wine rack, and an oversized island with counter seating. Light from a skylight and from a glass rear wall floods the family and dining room, where you can step out onto the deck overlooking the landscaped garden. A powder room and an office complete the floors amenities.Down a custom glass staircase, four large bedrooms and three bathrooms have been designed around an expansive hallway that feels more like a room and lets light flow through the garden level. With access to the backyard, the master suite has the feel of a private oasis and includes built in closets and an ensuite bath with double sinks, a deep-soaking tub, and a walk-in shower. The three additional bedrooms are all spacious, as are the two other full bathrooms. A real laundry room houses a high-efficiency washer/dryer. A semi-finished basement with high ceilings offers even more space for storage, a music or photo studio, or media room. Both rental units have been thoughtfully renovated to include two bedrooms and two bathrooms, plus minisplit AC, dishwasher, and a washer/dryer in each unit. The second floor rental includes a roof deck over the parlor extension. Combined, these two units can yield $8,000 per month with nearly no maintenance needed. Presently the house is available to be delivered vacant.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
