Property Description for 109 West 132nd Street

109 W. 132nd Street is a newly renovated elegant Townhouse home which offers highly favored original details including fireplace mantles, wainscoting and a new facade of the original design blended with a superb standard of modern living such as iPad controlled Sonos media systems, individual a/c systems for different floors and your Wi-Fi signal repeated through the house. This two unit Harlem Townhouse utilizes the front half of both the garden level and finished basement and combines them with its own interior staircase to produce a duplex one and one-half bath studio apartment for rental income, extended family or your private use. The back half of both the garden level and finished basement combined with rest of the house makes a stunning quadplex home supplying a generous three or four bedrooms with four and one-half baths. The parlor level is an open full floor with a living and dining room separated by a professional grade twin island marble kitchen with a Wolf range, and custom hand pounded stainless steel vented hood you won't see everywhere else along with custom cabinetry. Your Parlor level is perfection for entertaining with floor to ceiling bi-fold insulated glass doors that open the entire back wall onto a private stone deck and stairs to the backyard. These gorgeous floor to ceiling glass doors are also repeated in the media room (or 4th bedroom) on the garden level so they open completely onto the Ipe wood fenced backyard and just as it does on the parlor level, seamlessly combines in with outdoors for maximum enjoyment of life. The third floor where the laundry room is located has two bedrooms each with original stripped hardwood decorative fireplace mantles and ensuite full baths. The entire top floor is the luxurious master suite and bath. The spacious sleep chamber features a new Hearth Cabinet ventless fireplace and a custom walk-in closet large enough to dress in and which also adjoins the Carrera marble clad spa bath. The spa bath features a freestanding oval soaking tub, large double vanity, enclosed private toilet and glass enclosed shower room with body wand and three shower heads one of which is flush mounted in the ceiling. The master bath has its own Hearth Cabinet fireplace so when it comes time to leave your full floor refuge, you may need to employ much willpower. Above the master suite is the stone and Ipe wood roof deck which is raised on top of steel beams to minimize sound transfer and maximize roof health. This Townhouse has been painstakingly designed to provide a peerless standard of living not often found. The finishing touches are just being completed on the gut renovation so come see the many other fine details too numerous to mention here and be the first to live in the now renovated one of a kind home.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
