Property Description for 460 Van Buren Street

From its ample garden space to its convenient location, 460 Van Buren is a newly renovated 3 story Bushwick duplex townhouse that was built in 1899 and boasts almost 2,900 sq. ft. of space. The facade is that of a TRUE Brownstone, complete with the Greek Revival cornices, lintels, and sills. The upper unit has 3 generous sized bedrooms and 2.5 baths. The master bedroom is king sized, has windows overlooking the garden and is flooded with natural light. The master bath is a futuristic oasis with a deep oval soaking tub as well as a rainfall shower with the latest features. On the parlor floor, the half bath accompanies a combined living and dining room space that leads into an open, windowed kitchen with wine bar. This immense space features charming crown molding, freshly re-finished wood floors and exposed brick. The gourmet kitchen has top of the line stainless steel appliances, a dishwasher, black subway tiled backsplash, wood floors, as well as custom cabinets including a full pantry. The layout is ideal for entertaining. The large deck off the kitchen is perfect for a bbq, cocktails on the patio, or dining al fresco. It has steps leading down to the fully fenced-in yard which could become a backyard, zen garden, urban farm or bocce court--the choice is yours! The southern exposures, uncluttered yard, new windows and skylights create that open, airy atmosphere throughout the property due to all of the natural light. The garden unit has two queen sized bedrooms and a full bath with an open concept living and dining area. There is a galley style kitchen with stainless steel appliances that mimics the same luxurious finishes as the one upstairs. Downstairs from the garden level, owners and occupants will also enjoy a large finished rec room with another full bathideal for maximizing the apartments value in rent. 460 Van Buren is in mint condition, on a one-way, quiet residential street just two blocks to shopping, dining, and entertainment options found on Broadway. The J & M subway lines are three blocks away and the 24, 38 and 52 buses service the neighborhood. Only 30 minutes to Manhattan, this property offers a historic home with contemporary amenities plus income potential in the much desired neighborhood of Bushwick in Brooklyn. The same neighborhood that was recently named one of the Top Global Neighborhoods by Vogue Magazine earlier this year.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
