Property Description for 248 East 33rd Street

Located on a tree-lined block in Manhattans centrally located Murray Hill neighborhood, the townhouse you have been searching for is now on the market. This 17 foot wide, multifamily townhouse consists of an owners triplex, two additional free market apartments, and an abundance of outdoor space. The spacious triplex has three bedrooms and three and a half baths. The first level of the triplex features the spacious windowed kitchen/dining area which opens to a large terra cotta tiled deck surrounded by greenery. There is a living room with exposed brick and a fireplace and a half bath. One flight up the beautiful staircase with decorative corners leads to two bedrooms with treetop views, one of which could make for a nice home office. There are two full baths, one en suite, and a laundry room. The top floor features the master bedroom with a fireplace and windowed marble bath en suite as well as a terrace. Enjoy a private roof deck spanning the entire footprint of the building with panoramic views including the Empire State Building. The roof deck is the ideal place to relax and take in the sun. The remaining two units are large beautifully renovated one bedroom apartments. One has a south-facing deck which overlooks quiet, tree-lined backyards, while the other unit opens to a south-facing 500 square foot garden. This townhouse offers ample opportunity for the next owner. The property can be delivered vacant or possibly with tenants in place in the one bedroom units. A new owner could live in the triplex unit while enjoying income from the two apartment rentals. Alternatively, the property can be delivered vacant, providing a single family conversion possibility. Air rights are available making this an even more attractive investment and/or home. The townhouse is zoned C1-8A, a commercial district that is primarily residential in character. Located in close proximity to public transportation including the 6 train, multiple bus lines, and Metro North at Grand Central Station, as well as the East River and some of the citys best restaurants and shopping, this townhouse should not be missed.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
