Property Description for 397 Rogers Ave

A truly unique investment or live/work opportunity in Brooklyns most beautiful up and coming neighborhood, Prospect Lefferts Gardens! At over 3000 sq. ft. (not including the basement-built 20 x 50 on a 20 x 90 ft. lot), this is a rare opportunity to purchase a fully renovated mixed-use property that will start making you money as soon as you close. Situated in central PLG, across the street from such popular new restaurants as Blue-Sky Bakery and Oaxaca Taqueria, it is a location ripe for a commercial venture, and super convenient for living as well. Just a few blocks away from the Express subway lines (B/Q), Prospect Park, and Flatbush avenue, the convenience and traffic exposure is undeniable. A stunning and historically restored Tudor-style brick faade separates this property out from the crowd as well. Currently configured as a spacious commercial space with a garden and access to the basement on the ground floor, with two light-filled three bedroom apartments on floors two and three. The storefront is a white box waiting for its next occupant and features extra-high ceilings, commercial AC and electrical service, fully finished floors with a rustic modern vibe, custom lighting, a powder room, an enormous basement (perfect for storage, or a kitchen for the storefront), and a pastoral garden out back (projected rent $3000/month). Floors two and three are flooded all day with light and have been configured as spacious three-bedroom apartments with renovated kitchens and baths, great closet space, high ceilings, hardwood floors, original restored moldings, and a striking entranceway of Moroccan cement tile and a restored Mahogany staircase. Kitchens include Carrara marble countertops, stainless steel appliances (including dishwashers!), white wood cabinetry and task lighting. The bathrooms are classic New York and feature marble hex floors and subway tile walls. If you are an entrepreneur, or just looking for an office, this would be a perfect opportunity to live and work comfortably without ever leaving your home! If you are looking for a no-fail investment property that requires absolutely no work, this is your next purchase. Curb appeal, guaranteed income, perfect location, low taxes, and serious upside potential make this a wise purchase. Delivered vacant.

Crown Heights | Brooklyn

Quick Profile

Originally known as Crown Hill by the Lenape Indians that lived there, Crown Heights has evolved into a diverse neighborhood, occupied primarily by Hasidic Jews and one of the largest Caribbean populations to be found anywhere outside of the West Indies.

Head over to Nostrand Avenue, one of the main West Indian commercial areas in the neighborhood, which is lined with stores that have been in those exact same places for generations, providing their goods and services to area residents. Kingston Avenue has similar commercial activities that support the Jewish community, and Franklin Avenue shows the most signs of change and gentrification, with an ever-expanding mix of yoga studios, coffee shops, and organic grocery stores that serve the influx of young professionals. No matter which of these areas you visit, you will find an interesting mix of businesses that you wouldn’t normally picture as existing side-by-side. It is all part of the cultural diversity of Crown Heights.

The neighborhood is bisected, from east to west, by Eastern Parkway, which is a beautiful, 3-mile-long boulevard lined with mature trees. This leafy oasis was designed by Frederick Law Olmsted, famed designer of Central Park, the Biltmore Estate in North Carolina, and the U. S. Capitol in Washington, D. C.

You will find a mix of low-rise apartment buildings, large middle-class elevator buildings, brownstones, and some luxury buildings. Century-old architecture stands next to modern residential developments in a visually interesting mix of styles, much as the diversity of the residents exists. People who would not normally meet and mix are forging new pathways to cultural understanding by working, living, and playing together in the same neighborhood.
