Property Description for 2 Fifth Ave, 45

SOLD AND CLOSED. Spacious living overlooking the Park! Expansive sunny 3 (or 4) bedroom, 3 bath + library, multiple entertaining areas, and 2 private terraces, this sprawling home has a huge flexible layout with room to grow. Features include a true chefs eat-in kitchen with butlers pantry and southern views overlooking Washington Square Park - a rare opportunity to enjoy village living at its best with plenty of natural light at iconic Two Fifth Avenue.
Situated in the pre-war style faade of the building, this spacious home beckons with a gracious entry foyer leading into a sun-flooded great room, with open views overlooking Washington Square Park and lovely treetop vistas and the sound of birds chirping year round. Several large entertaining areas offer flex layout, and include a large dining room, multiple seating spaces, plus excellent gallery walls for art. The immense loft-like space connects to a generously proportioned library/media room which can be sectioned off by discreet pocket doors to create an additional 4th bedroom space if desired.
Your oversized eat-in kitchen offers a true chefs experience: Two distinct areas offer numerous marble prep stations, with tons of custom storage and a lovely breakfast bar for casual dining, and on the butler's pantry side enjoy a wine fridge, separate sink and secondary dishwasher. The main part kitchen area has tons of custom built-ins and pro appliances including a Wolf professional range with double oven, grille and griddle, a large SubZero freezer and fridge, Miele dishwasher and even a Miele steam "sous vide" oven, providing impressive options for your inner chef to create exciting dining options while entertaining at home.
The sleeping wing consists of three full bedrooms, with a master suite large enough to fit a king size bed, plus side tables and a separate sitting area. There is also a huge dressing room and a master bath with double sinks, stand up glass-enclosed shower and deep soaking tub. The 3rd full bedroom is currently configured as a spacious windowed office with two large desks and excellent custom shelving that could easily be converted back to a bright large true full bedroom, with easy to reinstate closets if needed. There is also a large utility room with immense Maytag Neptune washer and dryer, utility sink and additional storage closets.
Two large private terraces flank each side of the apartment, and overlook the park below offering southern exposure onto Washington Square, calm areas for reading, lounging or just listening to the birds. Located on the end of the hallway of the prewar style faade of the dual building, this home is in move-in ready condition, or can be tailored to further meet your specific needs. (Additional beds and bathrooms may be incorporated into the plan with approval).
Built in 1952 designed by the renowned Emery Roth & Sons, Two Fifth Avenue is a premier full-service cooperative with a stylish circular drive, well-appointed lobby with lending library and lounge, fitness center, bike room and laundry room. Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
