Property Description for 425 Park Ave South, 18-D

PARK AVENUE SOUTH LOFT WITH EXPANSIVE VIEWS! Amazing generous loft space with tremendous open city views looking east and southeast across Manhattan. Bring your architect/designer to create an amazing and unique property in one of the hippest areas of Manhattan, Park Avenue South and NoMad. The features of this very sunny (approx 1000sqft loft) loft include high ceilings, oversized updated windows, extra large master bedroom with en suite bath, and a large kitchen. Long entry and windowed gallery leads to a large 20'ft long corner livingroom seemingly perched above Manhattan. Easily add a second bath (plumbing and room is there) and there is even space for a small second bedroom or separate office. You will be delighted with the newly renovated hallways, the fantastic planted and furnished roofdeck with full Manhattan and Empire State views, gorgeous and stately lobby, and full time doorman(until 1am) and gracious staff. The building allows pets on a case by case basis and there is a storage room and free washer dryer across the hall. This perfect location is convenient to most subways, Madison Square Park, Eataly, The Royalton (formerly the Gansevoort) and Ace Hotel, and some of the best restaurants in NYC. This opportunity rarely presents itself in Manhattan to capture a large loft at this price with stunning views. Apartment is sold "as is". No assessments, local law 11, hallway, storage and free laundry on floor all newly renovated. 425 Park Avenue South is a beautifully run prewar cooperative that considers co-purchasing, pied-a-terres on a case by case basis. The liberal sublet policy allows renting after 2 years of ownership. Call or email for a private showing.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
