Property Description for 8220 Narrows Ave, THOUSE

Once Upon A Time…..in the year 1916, James Sarsfield Kennedy built a masterpiece of Arts Crafts style genius. Four owners and 9 decades later The Daily News called it ”The most magnificent home in all of New York”. Some have called it “magical” . You can simply call it “home”. It is an incredible blending of imagination, architectural genius, and nature with art, storytelling, and style… and yes, perhaps a bit of magic. 8220 Narrows Avenue, known by historians as “The Gingerbread House”, is one of the most beautiful homes in America. Fluid, graceful, and authentic, a coveted treasure for you and for generations to come. Landmarks of New York called this home “ one of the finest examples of Arts and Crafts architecture in New York City”. This huge compound, a standalone 5746SF estate, occupies an entire block and sits atop a magnificently manicured lot the equivalent of 10 townhomes (20,000SF). Inside it’s walls is pure “country manor elegance” translated by 4 main bedrooms 2 guest bedrooms, exquisite central staircase, 3.5 baths, wine cellar, office or screening room, terraces, fountain room, double living rooms, formal dining room, and a master chef’s kitchen. Made of uncut stone w/rolled edge roof a gated with 3 car garage w/private driveway, it’s accolades are too many to name here. You have to see for yourself. Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
