Property Description for 315 Gates Ave, 6-S

This stunning corner penthouse is the best one bedroom unit in this uncompromising condo building. It has dramatic, unobstructed views of the Manhattan and Brooklyn skylines through its north & west facing floor to ceiling windows. Sunlight streams in all day long until the sky bursts into sunset, and the glowing lights of the city sparkle. You'll also have the very rare luxury of your own deeded parking spot! The rooms are generously proportioned, and the apartment has an exceptional flow that just feels right. Must have features like in-unit laundry, a private balcony, radiant heated floors in the bathroom, and a personal storage room are all included too. There's even room to add a second bedroom if the next owner needs or desires; see the alternate floor plan shown. Add to all of this a tax abatement for another nine years and you've got a deal that simply can't be beat. Built in 2009, this apartment has been kept by its first owner in pristine, like-new condition. The quality of construction is crisp and first class. It features modern design by Karl Fischer architects and sophisticated interior specifications by Durukan Design like a cesarstone kitchen island, Fisher-Paykel appliances, upgraded two zone 'Nest' controlled A/C, Bosch washer/dryer, and great closets including a bedroom walk-in with Elfa system. The building amenities include a virtual doorman, media room, common roof deck, elevator, full-time super, and refrigerated food delivery storage. This is a prime Bed-Stuy location just off trendy Franklin Avenue with hip cafs, restaurants, shopping, and the YMCA with pool right across the street. It's a short distance to Pratt Institute and located in between the A, C, & G subways plus the LIRR at Nostrand Ave. This is the one with everything you are looking for.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
