Property Description for 167 Bond Street, 3

Full of character and soul, this renovated, spacious and bright top-floor Boerum Hill 2 bedroom includes Private PARKING, wood-burning brick fireplace, washer/dryer, low maintenance, and its own private ROOF DECK. Located in a three-story, 25 wide brownstone at 167 Bond Street this hard to find apartment offers an abundance of charm and light throughout its well-designed full-floor plan. The living room is a book-lovers dream, with built-in bookshelves stretching from the floor to the 94 ceilings. Hardwood floors complement the white-painted, wood-burning brick fireplace. A discreetly placed walk-in closet captures additional storage space under the stairs. A skylight floods the open kitchen and dining area with light. The bright, renovated kitchen features black granite countertops, a subway tile backsplash, and enough cabinets for the home chefs every need. Appliances include a stainless steel Jennair refrigerator and a BlueStar stove with a Braun Hood, as well as a KitchenAid dishwasher. The oversized master bedroom easily fits a king-sized bed and includes an expansive closet. The second bedroom has a large closet. In the bathroom, a large white Carrera marble counter top, Kohler sink and faucets, and slate floors create a sense of calm, plus a second skylight brightens the space. The roof deck, used like a 2nd living room most of the year, has both water and electric and is great for grilling, entertaining or relaxing. Exclusive to the apartment, it creates a private oasis with nearly 400 additional square feet from which to watch sunsets or sunrises. This relaxed 6 unit co-op is housed in two adjacent 25' wide townhouses with 3 apartments each. No underlying mortgage allows for very low maintenance. It has basement storage and its own gated adjacent lot that provides parking and common room to play. Currently 100% owner occupied, and pets are welcome.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
