Property Description for 414 East 52nd Street, 3-EF

(All open houses are BY APPOINTMENT ONLY, please call/email to schedule). Two 1-bedroom apartments were thoughtfully combined to create this magnificent and sprawling ~2000sf home, complete with two wood-burning fireplaces. This spacious home is currently configured with 2 bedrooms and 2 large separate living areas, a dining area, and a gracious entry foyer, but can easily be converted to have 3 proper bedrooms plus a den/home office (see alternate floorplan). The renovated chefs kitchen is open to the windowed dining area, for an ease of entertaining friends and family, serving as a focal point of the home. Give your guests or family members a quiet retreat with a large corner bedroom - the true definition of a split bedroom layout, each bedroom book-ends the home, which spans over 80 feet. The perfect blend of pre-war charm and modern convenience, this home boasts beamed ceilings, hardwood floors throughout, 2 wood-burning fireplaces, a vented wash/dryer, and plenty of storage with 5 walk-in closets, a large pantry, plus two dedicated 3x3 storage units in the basement. Originally designed by the renowned architect, Emery Roth, and built by Bing & Bing in the late 20s, early 30s, Southgate coop is a collection of 5 buildings nestled on a quiet tree-lined, cul-de-sac block along the East River in the coveted Beekman area. In addition to a canopied entrance and full-time doorman, this prestigious, full-service coop has a resident manager, bike room, storage room, common laundry, and community courtyard. This coop allows pied-a-terre buyers, is pet friendly, and the monthly maintenance includes utilities (electricity and water). There is currently a Capital Assessment through June 2017 (to be paid in full at closing) and an Annual Operating Assessment, equal to about one months maintenance.

Beekman Place | Manhattan

Quick Profile

Beekman Place is less of a neighborhood than it is a quiet two-block enclave just north of the United Nations on the far eastern edge of Turtle Bay. There is only one street that runs through the neighborhood, also called Beekman Place, that wraps itself around 49th Street and 51st Street.

This bucolic little stretch of the east side has always been a cherished spot for those fortunate enough to have found refuge here. The noise and the street traffic from the city surrounds is virtually non-existent as there are no through streets in this neighborhood.

The neighborhood composition largely consists of a few clusters of townhouses and prewar co-ops. The exception to the rule is the charming art-deco-styled Beekman Place Hotel at the corner of First Avenue and 49th Street and the two post-war towers, 860 and 870 UN Plaza that front the grounds of the United Nations.
