Property Description for 105 West 13th Street, 4-C

LOCATION, LOCATION, LOCATION! Nestled in the heart of Greenwich Village on one of its prettiest, tree-lined streets, this very special, sunny 2BR/1.5 bath feels like 'home' from the moment you enter it what makes it immediately so special is its wide open, loft-like floorplan with winged bedrooms at either end of the space. The home's entry leads to a large, open living/dining/kitchen and offers beautiful hardwood herringbone floors, elegant crown moldings and well-executed built-ins providing wonderful storage throughout. This corner unit faces south and east, provides an abundance of all-day light, interesting architecture and treetop exposures. The modern kitchen is windowed and open to the living room with solid black granite countertops, stainless appliances and tons of cabinets for storage. The quiet master bedroom is situated away from the avenue, facing south onto lovely 13th Street and offers a wall of closets. The good-sized second bedroom is a corner room facing south and east with a half bath ensuite. And there is excellent closet space throughout the apartment.105 West 13th Street is a full-service coop with 24-hour doorman, a live-in super, porters, laundry, bike storage, and a gorgeous landscaped common roof deck that has stunning 360 degree views of the Manhattan skyline. The building is about to begin renovating the common hallways, replacing all apartment windows, and installing a new awning over the building entrance in the next six months, all being paid for by the coop's reserve fund. Centrally-located within a few blocks of all major subway lines, excellent restaurants, entertainment and shopping, including the Union Square Farmers Market, Whole Foods and Trader Joes. The building is financially sound, pet-friendly, and allows co-purchasing and pied-a-terres on a case-by-case basis. And there is a 24-hour attended garage directly adjacent to the building. This is truly a property that must be seen to be fully appreciated.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
