Property Description for 46 Butler Street, LL

AS FEATURED IN THE NEW YORK TIMES:A true 3BR/2BA Garden condo with 1215 SF + 80 SF locked storage. 46 Butler St. is in a great location on the border of Cobble Hill and Boerum Hill. This QUIET apartment will delight and surprise with its amazing 103 ceilings and large exclusive south-facing garden. Set back from the street for PEACE and PRIVACY, this 25 x 60' classic Brooklyn townhouse was fully rebuilt in 2010, with a new kitchen and two full baths, brand new electric and plumbing, and more. New HVAC was installed in 2013. The apt comes with an additional 80 SF locked storage room. Past a flowering rhododendron, the secluded entrance leads to a large hall used primarily by this apartment. A spacious foyer with soaring ceilings creates a sense of arrival, and beckons toward the open kitchen, dining, and living room. In the kitchen, walnut cabinets pair with white Caesarstone cabinets and a suite of stainless appliances. The open plan easily fits a long dining table and comfortable living room. Tall sliding glass doors open directly onto the lush, multi-tiered English garden, making the bright living room light lovely. The terraced garden oasis has a bluestone patio, brick garden wall, two climbing rose bushes, a Japanese maple, Japanese handkerchief tree, and a cherry tree. The master bedroom easily fits a bedroom set, and the en-suite bath features a Duravit tub and Ronbow sink/vanity. The two other bedrooms are spacious, and both have excellent storage with closets that reach nearly to the ceilings. With white Carrara tiles lining the walls and floor, the second bath is lovely too. In addition to four big closets, a Large Private Storage/ Laundry Room offers more storage one flight down. If you only need two bedrooms, you can easily open up the wall between the Master and 2nd BR to create a large, serene Master Suite. Common charges are low and there are still 11 years left on the tax abatement so taxes are only $8/month! 46 Butler is near Cobble Hill Cinema, the new Books are Magic, many favorite restaurants and specialty shopping on Court and Smith Streets, with Union Market, Trader Joes, Staubitz and more! The F/G train at Bergen Street is very close, or take a short walk to the 2/3/4/5 at Borough Hall and the A/C/F/R at Jay Street.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
