Property Description for 447 Fort Washington Ave, 54

HUGE SUN FLOODED FLEX 3 BEDROOM! Gracefully proportioned and refreshingly versatile in layout, this high floor corner home is a rare find indeed. Originally a 5 room (2 BR + Maids), this gem is now configured as 2 BR with a grand open living and dining room full of exquisite original details such as a floor to ceiling south-facing bay window with pretty iron work outside and picture rail moldings to showcase your art. The eat-in kitchen features white marble counters, shaker-style cabinetry and GE Profile D/W and Fridge. The bedroom wing is nicely removed from the entertaining space; each bedroom offering beautiful proportions and a shared windowed dressing/vanity area that likely once served as a gentlemans shaving closet. The bathroom is fantastic with a luxurious ulta-deep soaking tub with stone surround, wonderful fixtures and wainscoting adding a touch of charm. The bedrooms have original hardwood floors while the gallery and great room boast new sub floors and hardwood flooring. Rounding out the picture are 93 ceilings, gorgeous light and even a peek of the GWB. This serenely quiet home is situated in The Pinehurst, a well maintained prewar Co-operative with resident Superintendent, bike and private storage, fitness room and laundry. Pets are also welcome. Located in the heart of Hudson Heights; Manhattan's most bucolic neighborhood with beautiful Ft. Tryon Park, the Cloisters, easy access to tennis courts and bicycling trails along the Hudson River and the Little Red Lighthouse plus the most breathtaking vistas on the island. Nearby are cafes, restaurants and charming spots to market, groom the pets or pamper yourself with a facial or Pilates class. One block south is the Uptown Port Authority Bus Terminal which is undergoing a full transformation resulting in 120,000 sf of retail space; more than half of which has already been leased by companies such as Marshalls and Blink Fitness. Also out your front door youll find the M4 & M98 express bus and the A express train which gets you to midtown in just 20 minutes. Make this special home yoursfor years to come. Memories begin here.

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
