Come see this New York Times featured gem. Newly FHA Approved! This dramatic, 1,285 sqft duplex loft with 13 ft soaring ceilings is located in one of Brooklyns most genuine loft buildings, The Chocolate Factory. This bright loft offers a central AC/heating system, hardwood floors throughout, and coveted southern exposures which floods the apartment with light through the wall of windows. The upper level is a large sleeping area complete with windows and two closets. The open designer kitchen with stainless steel appliances, maple cabinetry and granite island countertop makes a great entertaining space in addition to the magnificent dining/living areas. The generous bathroom layout includes an oversized Jacuzzi tub. A new A/C compressor has been installed and all the electrical and lighting devices throughout the apartment have been upgraded. The Chocolate Factory was converted to a condominium in 2003 with other features including the first green roof in Brooklyn, an enclosed glass gym on the common roof deck looking out on spectacular views of Manhattan and Brooklyn. The building is FHA approved and currently applying for a Cooperative and Condominium Tax Abatement Program abatement for a 17.5% reduction in property taxes. The building is located just two minutes away for the G train at Myrtle A

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
