Property Description for 173 MacDougal Street, PH-W

A calm oasis. Quietly nestled in the picturesque Northeast corner of Washington Square Park across the street from historic MacDougal Alley resides a Penthouse with every imaginable checklist item required by the discerning buyer who wants everything: a rare boutique doorman condominium located in the most exclusive corner of Washington Square Park, 1600sqft private roof terrace equipped with outdoor fireplace, BBQ grill, shower and a Jacuzzi – all with sweeping Empire State and Village views, 12-foot high ceilings, and enormous windows with 3 exposures and wide-open sunset views over the Western horizon. With 2/3 bedrooms and 2.5 baths, this residence was developed by prolific PMG (Property Markets Group) who also built the uber successful Walker Tower. No expense was spared in these finishes which include an English kitchen by Smallbone of Devizes, wide-plank Brazilian Cherry floors with radiant heat throughout, a Spa master bath with steam shower custom-fitted with Dornbracht fixtures. Double-French doors in the Great Room leads you to a smaller, yet adorable terrace, which affords a breath of fresh air over trees with a sweeping vistas over the West Village and Greenwich Avenue. The combination of spectacular views and high-ceilings in loft condo are an almost impossible-to-find product in a blue-chip neighborhood like prime Village. Built in 1891 and beautifully restored by Traboscia Rioatti, the building’s conversion was unanimously praised by Landmarks Preservation Commission. The New York Times hailed the conversion of this Romanesque Revival building as Â"cleverly reinterpreted.”

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
