Property Description for 220 West 148th Street, 5-M

5M is a pristine residence. This two room and substantially spaced loft is just under eight hundred square feet. The layout is gracious with an expansive entry gallery, an intelligently partitioned boudoir or study, and a fabulous great room where you will admire a fourteen-foot ceiling, architecturally interesting over-sized cathedral windows, pleasing well-lit North West radiance, and handsome refined wide-plank European oak flooring. Closet and storeroom space is terrific; there are a pair of dual entry in the main quarter, another double closet, and a laundry room with quality Bosch washer and dryer in the foyer. Advanced, the place is pre-wired for FiOS, DSL and Road Runner/Cable (Spectrum) and for further practicality has a Nest learning-controlled central heat and air thermostat. The well-designed fully equipped state of the art kitchen with island and dining -should you care to set your table-will not disappoint. The serene bathroom is finished skillfully with mosaic wall and floor tile, stone bath and shower walls, a specific glass enclosure, great rain showerhead, vanity, and a recessed lighting cove. The light fittings are custom contemporary, and the home is available in part furnished or not. Lease term commitment on an annual basis can be adaptable as well.
As resident of PS90, you will take pleasure in a fine and tasteful amenity package - dwellers will have complete access to a grand two-tiered lobby with nostalgic molding and an impressive cast iron winding staircase, personal concierge, fitness center, landscaped garden courtyard terrace, lounge, billiards, + event, media, storage and bicycle rooms. Every bit as impressive as the amenities is the neighborhood - excellent cafes, notable eateries pepper the tree lined streets of Harlem. Also in the area is both a twenty-four hour Pathmark supermarket and Associated superstore, Duane Reade, New York Sports Club, major banking institutions, and Farmer's Markets. Celebrated parks are neighboring while friendly locales and pleasant visitors from around the world eternally occupy Historic Jazz clubs and cultural allures. In addition to the luxuries provided by the welcoming atmosphere that surrounds PS90, its location makes travel easily accessible - all metro and buses are accurately within a five minute stroll (3 train one block, A,C,B, D 3 blocks), and a parking garage is conveniently located next door at a dynamite cost.
Inspired by the famed Hotel de Cluny in Paris, a few blocks south of Notre Dame, with fascinating history and Neo-Gothic elegance, PS90 is a unique and innovative classic that ranks high in the New York City Condominium market. This is a stylish, sophisticated and impressive offering. I would be pleased to introduce you.

Additional features of this property include: Fourteen Feet Ceilings and Grand Scale In Size.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
