Property Description for 440 West 22nd Street, MAISONETTE

Why buy an apartment, when you can own a duplex in a grand townhouse? This townhouse maisonette, with a private entrance, is generously spaced with each floor measuring 1,675 square feet and a triple-parlor ceiling soaring fourteen feet. The townhouse includes three carved marble fireplaces, 19th century crown molding, stunning old world staircases, and oak floors which all help to define this 1835 Greek Revival style townhouse.Currently laid out with three bedrooms, there is plenty of square footage to add a fourth. Ideal for entertaining, the well-proportioned triple-parlor is an extravagant sixty-seven feet. The twelve artfully placed pilasters, marquetry floors, and sharply etched acanthus leaf molding will set a discreet tone for your guests. The tasteful granite kitchen has a dining nook with a nine-foot-high window overlooking the garden and a gas burner that provides grilling flexibility. There is plenty of sunlight throughout the townhouse with oversized triple paned windows. Additionally, there are four large closets and additional storage space out of sight. The garden floor feels more like a house than an apartment with generous living space that overlooks the garden. The master bedroom is nineteen feet long and boasts an entire wall of closets. In fact, this level has a total of nine large closets. Two handsome marble baths, a carved marble fireplace, a washer/dryer that vents outside, are just a few of the many charming architectural details. Step outdoors into the carefully cultivated 825 square foot garden. Two bluestone terraces contain over 50-plus plant species creating year round greenery. Located in the heart of the Chelsea Seminary neighborhood, this maisonette is a unique opportunity to enjoy townhouse living in close proximity to several parks, the High Line, and New York's art gallery district. Also nearby are the Chelsea Market, Chelsea Piers, the new Hudson River Park, and a wide variety of upscale restaurants and shops. Other items of note, this townhouse is currently configured as two condo units (garden and parlor floors); the last fifteen feet of the building abut neighboring gardens providing an opportunity to glass or window on all three walls; the current owner had the building re-plumbed and rewired and had all of the mechanical systems replaced; all ceilings have been soundproofed; and the townhouse enjoys low taxes and common charges.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
