Property Description for 8 Spruce Street, 54-T

*Pricing is net effective based on 1 month free*
This is an incredible opportunity to live on the 54th floor of the iconic Gehry building in Downtown Manhattan! This under market 2 bed, 2.5 bath home can be passed on to a new tenant via a lease assignment. The advertised price includes a free month of rent with the current lease ending June 30, 2020. Please inquire for more information.
Live in one of the tallest residential towers in North America, designed by one of the most acclaimed architects of our time, Frank Gehry. Throughout the 6th, 7th, and 8th floors, you will have exclusive access to 22,000 square feet of indoor and outdoor health, wellness, social, and entertainment amenity spaces. These amenities, together with an extensive range of concierge and lifestyle services, offer you an experience found only in world-class hotels and resorts.
Gehry's design resulted in a unique floor plan that brings the drama of the dynamic exterior wall movement into your living space. In the living room and master bedroom where the facade undulates, the windows also move out into the apex of the folds creating uniquely shaped dining or reading niches with spectacular river and city views. All interior finishes and fixtures have been selected by Gehry, including cabinetry crafted in his signature honey-colored vertical grain Douglas Fir.
On the southern side of the 6th floor the first of the building's two terraces is outfitted with grills, cafe seating, and dining cabanas with picnic tables. From this terrace you will enjoy stunning views of Cass Gilbert's classic Woolworth building. The adjacent game room is outfitted with custom designed seating by Gehry.
On the 7th floor a 50-foot pool is set within a skylit space surrounded by a series of glass doors that retract fully, creating a seamless integration with the building's wraparound sundeck. Overlooking City Hall Park to the north, a large drawing room with multiple seating areas and a grand piano is located adjacent to a private dining room. Both are available for private events that can be served from a chef's demonstration and catering kitchen. A 3,300 square foot state-of-the-art fitness center with a view of the Brooklyn Bridge and a spa treatment suite are also located on the 7th floor.
The 8th floor offers group fitness, boxing studio, and private training studios, a Library with a well-curated selection of books and periodicals, a Tween's Den, a Children's Playroom, and a Screening Room with Gehry-designed amphitheater seating that can be reserved for private events.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
