Property Description for 388 Henry Street, TOWNHOUSE

388 Henry Street Welcome to one of Cobble Hill's most desirable blocks. On this beautiful, tree-lined, and sun-drenched street sits this statuesque and immaculately preserved, 19.17 ft wide, three-story plus garden level, two-family townhouse. This beautiful home has had only two owners in the last 100 years, and is truly the picture of the classic Brooklyn Brownstone. Entering up your stoop, a period-perfect foyer leads into a truly grand parlor level. East and west facing windows that stretch floor to ceiling in this 11.5 ft tall space illuminate the impressive original detail. Two c.1919 custom brass chandeliers, original plaster crown moulding, panel mouldings and framing details abound. Six stone mantle fireplaces, and impressively well-kept inlaid wood floors highlight the incredible stewardship of the home's previous owners. On the garden level you will find a formal dining room that could easily host the largest of dinner parties or family gatherings. A full eat-in kitchen lies in the rear looking out into a 47 ft private garden oasis with endless afternoon sun. Below the garden is a full height cellar in incredible condition just waiting to be turned into your home's fitness center, wine cellar or both! Upstairs, on the master suite level, there are two bright and spacious bedrooms one at the front and one at the rear. The rooms are separated by walk in closets that offer abundant storage. This master suite level will not disappoint in ceiling height or window size either, and thanks to backing up against the Warren Place Mews - offers the most remarkable views one could ask for in brownstone Brooklyn. Complete with its own kitchen and bath, the top floor unit makes an ideal 'mother-in-law' or 'au-pair' quarters. With incredible harbor views, and two additional fireplaces, this space could easily be transitioned into additional sitting rooms, bedrooms, children's play area, library, or anything your heart could desire. The building dimensions measure 19.17 ft x 40 ft, and it sits on a 100 ft deep lot. There appears to be build-able square footage (FAR) available. The property is conveniently in reach of all the amenities of both Atlantic Avenue and Court and Smith Streets. The recently completed Brooklyn Bridge Park, and its adorable and quaint counterpart Cobble Hill Park are just a short stroll away. Borough Hall for the 2/3/4/5/R is just a short walk, and the Bergen F/G station has a Warren Street entry just three short blocks away. ZONED FOR PS-29. Please Note: Dimensions and additional build-able square footage should be independently verified.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
