Property Description for 101 Warren Street, 9-J

IMPECCABLE DUPLEX WITH EXCEPTIONAL, PRIVATE OUTDOOR SPACE

Perfectly located, thoughtfully-designed and with a dramatic two-story interior, apartment 9-J offers an extraordinarily versatile profile that embodies relaxation, yet tantalizes with its potential to entertain indoors and out. Migration back and forth between the main rooms and an impressively appointed double-height loggia seems inconceivably effortless. Nearly 27 feet in width and 7 feet deep, the alluringly decked and gently enveloping exterior buttresses the duplex, as its imposing columns lend scale to the New York skyline. The unit's south-facing orientation affords stunning light and authentic city views to One World Trade Center, as well as an unrivalled vantage for enjoying the western sunset over the Hudson.

With two generous bedrooms and three full baths, this apartment stands out on the highly desired, intimate, boutique side of the coveted full-service 99-101 Warren Street Condominium. A welcoming entry foyer gives way to light-filled living and dining rooms, both of which connect to a chef's kitchen styled with Miele and Sub-Zero appliances. The floors are rich, South American walnut lapacho wood, while top-of-the-line fixtures and finishes have been selected to complement the flawlessly executed vision. Fittingly, one corner of the plan can be conceptualized as a work from home space, with barely an imposition.

Ascend the dramatic staircase to the upper floor which features a private landing and two south-facing bedrooms, exemplars of urban serenity, each with ample custom closets and en-suite bathrooms. The primary suite enjoys a walk-in closet and spa-like bath with a double-sink, marble-top vanity, marble soaking tub, and a separate glass-enclosed shower. Additional listing highlights include a washer-dryer, sound system, abundant custom closets, and a private storage bin.

A modern masterpiece by the renowned Skidmore, Owings & Merrill architects, 99-101 Warren is a distinctive condominium complex comprised of two connected structures: a midrise boutique and a 35-story tower. An extensive amenity package, designed by the award-winning Clodagh, is brand new and reflects the vision that, "Everywhere You Go, Everywhere You Look, You Should See Something Beautiful." The full menu includes a state-of-the-art fitness center, an outdoor terrace with barbecue stations, residents' lounge, children's and teen playrooms, a business conference room, and spa and sauna. The staff is superb, an attended garage can be accessed from the lobby, and pets are welcome. As if this offering needed further cache, Whole Foods Market, Barnes & Noble, Bed Bath & Beyond, and SoulCycle are all in the building and open for business!

At the intersection of Greenwich and West Streets, near Battery Park, the Hudson River Greenway, World Trade Center, Brookfield Place, downtown's finest restaurant and retail, both luxe and practical, the building's location is enviable. Moreover, this listing's value relative to the building and to the neighborhood is practically unthinkable, making 9-J a must visit! There is a capital assessment of $239./mo in place until the end of December 2021.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
