Property Description for 100 Hudson Street, 9-E

Residence 9E at 100 Hudson Street is a large, renovated, prewar one-bedroom loft with lovely northern and western open city views -- in the heart of prime Tribeca. This corner residence located on the penultimate floor of the building boasts 12 oversized 8’ windows, 11’ beamed ceilings, updated finishes, two bathrooms and a separate home office.

An entryway with a large coat closet flows directly to the extraordinary 31’ x 17’ corner living/dining room. This massive room has two walls of windows that provide perfect views of historic Tribeca loft buildings and glorious sunsets, and flood the space with natural light. A grand stone balustrade that wraps the exterior (only on the ninth floor!) is in the midst of being replaced, and when completed, will bring unparalleled historic drama to the space.

Off the living/dining room is a renovated U-shaped kitchen with stone counters that features a Sub-Zero refrigerator, Bosch dishwasher, Thermador stovetop and oven, and an integrated GE Profile microwave, all seamlessly integrated within bamboo cabinetry.

The large bedroom has that same dramatic 11’ ceiling height, three 8’ windows, and two closets (one walk-in) that are outfitted with custom shelving. The en-suite master bathroom features a stone-tiled rain shower with chrome hardware, and a large double vanity that provides additional storage and ample countertop space. Tucked away in a third closet is a stacked Bosch washer/dryer along with additional overhead storage.

In addition, there is a second full bathroom with a rain shower finished in white subway tiles, a pedestal sink, and stylish black and white mosaic tile floors. Rounding out the home is a bonus room that can function as a home office, playroom, or additional storage. This space boasts floor-to-ceiling shelving, and cabinetry including a clothing closet.

Other noteworthy features of the home include original hardwood oak flooring throughout. The home is replete with an abundance of storage and classic loft details.

100 Hudson, built in 1909, is a well-managed boutique pre-war co-op located in the heart of prime Tribeca on Hudson Street between the charming cobblestoned Franklin and Leonard streets -- conveniently located near public transportation and many of the City's best restaurants and shops. This classic loft building, with a handsome brick, granite and limestone facade and ornate copper cornice, boasts, a landscaped and furnished common roof deck, a central laundry room, private basement storage, and a live-in superintendent. ****Currently, improvements are being made to modernize the building’s common areas including hallways, the lobby, and rooftop. Other improvements include replacing all mechanical elements and the two elevators in the fall. Scaffolding/Local Law 11 work on the facade is expected to be completed next Spring. There is an assessment of $1,064 per month for residence 9E in place until December 31, 2021.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
