Property Description for 304 East 30th Street

Live and invest in this meticulously renovated 4 story, 21.5' wide, brick townhouse on a tree-lined street in bustling Kips Bay. This c. 1890's brickstone is a 4,414 square foot, 3-unit mixed-use property providing multiple options for an end-user and/or investor, including combining the recently-vacated doctor's office and duplex to create a 3,500 square foot lower triplex while maintaining a high-income producing rental on the penthouse level. Built 45' deep with a 3 story, 12' x 16' extension on a 98' lot, this income-producing property has a Net Operating Income of $244,000, representing a healthy cap rate of 3.6%. The architecturally designed duplex apartment was completely upgraded by the current owner in 2014. Enter the 2,303 SF space at the parlor level where you will find a graciously arranged, spacious living room and dining area with a wood burning fireplace. Connected to this area at the rear is a beautiful sun parlor with doors to an exterior deck, leading you down into a private, landscaped backyard oasis. The chef's kitchen was completely renovated with white custom cabinetry, black stone counters and high-end stainless steel appliances. Also on this entertaining level is a half bath. A sculptural wood and brass staircase leads to the upper level where you will find two large bedrooms, one with an adjoining office, two full baths and a laundry room. The penthouse level was gut-renovated in 2015 and is as beautiful an interpretation of a modern townhouse apartment as you will find. Sleek and sexy, this minimalist design contains an open kitchen, living and dining area and two bedrooms, both conveniently en-suite. The finishes and appliances are thoughtfully chosen with high-end contemporary styling. This light-filled apartment has a large rear terrace with a spiral stair leading to a fully planted and built out roof terrace with spectacular northern views of an iconic skyline. There is an irrigation system for both of the outdoor spaces. Both the apartments and the professional office space have separate central heat and A/C systems creating a tenant pay proposition for the owner/user and/or investor. The property is situated within few blocks of the hub of major New York hospitals and medical professional institutions. Additionally, major development continues in the area including the much talked about and massive rental project, the American Copper Buildings, by the renowned SHoP Architects and JDS Development. A slew of other residential properties currently in development are reinvigorating the area along with major investments in retail and amenities. Ideally located near the Queens-Midtown tunnel, it is also a few blocks east of the 33rd Street subway station served by the 6 line (10 min from Grand Central). Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
