Property Description for 287 Hoyt Street

California Dreaming........Move right into this versatile 3-story corner Townhouse.....just in time for Spring....that offers a home with income potential and a flexible floor plan: Plus a deck, small garden, full-size usable basement/cellar and your own free standing garage.
Up the front stoop, one enters into the open-plan parlor floor with high ceilings and floor to ceiling windows. A sunny and welcoming Living Room, Dining Area and charming "Country" kitchen beckons you in. Right off the kitchen is a door leading to a well-designed and landscaped large bi-level deck, with steps down to your own garage. The deck is sheltered from the street with beautiful mature vines, as well as having lovely views of St. Agnes Church, expansive views of the sky and brownstone Brooklyn, and great light all day. Private and intimate while being open and airy -- perfect for Sunday brunches, or entertaining.
Presently a Single-Family home with 2 bedrooms on the top floor, a 3rd Bedroom suite on the ground floor (which can also be a rental unit), and two baths. The house features lovely hardwood floors, a beautiful bright staircase with original banister and center skylight, exposed brick walls and pre-war detailing throughout.
The 2 good-sized Bedrooms on the top floor each have a large walk-in closet and there is a bright recently remodeled tiled bathroom with a window and separate tub and shower. There is ladder access to the roof which could possibly be turned into an additional pentroom and deck.
The garden level with its open-plan Guest Quarters (and/or a rental unit), leads directly to a small backyard and garage. It could easily be a Master Bedroom Suite, or divided into 2 separate bedrooms, or transformed with a Home-Office or Art Studio -- whatever your needs are. There are large windows on this level, beautiful wide plank original wood floors and a remodeled bathroom. The full basement has good ceiling height, a cement floor, upgraded mechanicals, and built-in shelving.
The wrap around exterior garden space is a landscaper's dream and there is also the possibility of adding windows onto the Sackett St. side of the home in full view of this historic St. Agnes Church.
287 Hoyt Street is located on a sunny corner - on a lovely tree-lined street in Carroll Gardens, one block from Smith Street, just a few blocks from Whole Foods, Black Mountain Wine House, Frankies 457, Prime Meats, Café Luluc, and many more great neighborhood shops and restaurants. Local public school down the block. A short walk to Trader's Joes, Barclay Center and Prospect Park, and just 2 blocks away is the Weekend Farmer's Market, Carroll Park and the "F" & "G" trains.
287 Hoyt St. is a Gem! Not your cookie-cutter renovation.
It's a very special reason to make Carroll Gardens your home. Move to Brooklyn...You will be glad you did!

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
