Property Description for 355 Herkimer Street

Originally built in 1901, 355 Herkimer was gut renovated ~5 yrs ago and has been restored into a two-family townhouse with 3 floors of living space + cellar that still maintains much of the charm of the original building. Located in the Bedford-Stuyvesant section of Brooklyn, bordering Crown Heights between Fulton and Atlantic Aves., this home is nestled amongst beautiful tree lined streets and historic brownstones that the area is known for. *photos are of actual vs. virtually staged options*

This 18' x 42' built three story townhouse boasts a generously proportioned upper level duplex of ~1550sf, with Three Bedrooms (3BR) / Two Baths (2BTH) and a large private deck leading to a tastefully manicured 900sf yard. Currently rented for $3,650, unit #2 features include 12' ceilings, exposed brick and decorative fireplaces with original mantels, crown moldings, hardwood Oak floors, open chef's kitchen with granite counters, dark wood cabinetry with extra built ins for additional storage, and stainless steel appliances. The upper level boasts 3BRs with Jack and Jill bathroom outfitted with grey and sand toned tiles, full sized LG washer/dryer, and WIC in the Master BR.

On the garden level delivered, there is a Two Bedroom (2BR) / One Bath (1BTH) with similar updates, including finished cellar + additional access leading to the shared yard that can rent for ~$2500/month. Reflecting a CAP of 3.95%, combined with rapidly appreciating property values and strong rental escalation factored in for the area (plus an additional ~2,376 of buildable square footage remaining in the available FAR), this home has the potential for both end users looking to offset their carrying costs as well as investors.

Transportation is a breeze with the Kingston-Throop A/C train literally around the corner, making for an easy commute to Midtown Manhattan in under 30 mins; the Nostrand Ave. stop on the LIRR is also located conveniently nearby.

Bedford-Stuyvesant is a historically significant area of Brooklyn that has seen double digit growths the past few years, and continues to burgeon while managing to maintain a tight knit neighborhood community feel. Offering a plethora of restaurants, shopping and cultural venues, local amenities include: St. Andrew's Playground, the Brooklyn Children's Museum, Macon Branch Library, Bed-Stuy YMCA, Peaches, Saraghina, Nana Ramen, Super Foodtown AND Fine Fare Supermarkets both a block away, plus all the shops, retail and dining options all conveniently nearby along Fulton/Malcolm X Blvd and Nostrand Ave corridors! Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
