Property Description for 331A Stuyvesant Ave

Take a look at this beautiful gem in the heart of the bucolic Stuyvesant Heights Historic District! This two-family home features a three bedroom duplex on the garden & parlor floors, with a one bedroom simplex above. Tenants are in place, but the owner's duplex can be delivered vacant. The property recently received a renovation that managed to preserve and even restore many of the charming historic details of this 19th Century brownstone, such as ornate mantles on the most of the five fireplaces, solid wood vintage doors, plaster ceiling medallions, detailed window & door frames, original hardwood inlaid floors, baseboard/crown/decorative moldings and wood shutters/wainscoting that give gorgeous character throughout the home. Boasting a great layout, the Owner's Duplex is the perfect place to call home. After entering the garden level, you'll find one queen-sized bedroom with an antique mirrored fireplace mantel. Just past the first bedroom is the open kitchen, dining and living area as well as the first full bathroom with shower. The kitchen features Ceasarstone countertops, a stainless steel dishwasher & stove/range, a double Farmhouse apron sink and subway tile backsplash, as well as a large stacked washer/dryer. The kitchen also features a door to your own urban oasis--a large landscaped private backyard. The duplex stairs lead to an office area/kids' play space and the second full bathroom. The winged queen- and king-sized bedrooms both feature soaring parlor-height 12' ceilings and over-sized windows flooding the rooms with light. The one-bedroom rental unit can be accessed via a private entrance atop the stoop stairs. This apartment also features loads of original details and is great condition. The unit can provide a steady income stream. This property is located on picturesque Stuyvesant Avenue, the epitome of Brownstone Brooklyn. Mere minutes from the Utica Avenue train station on the A/C lines, the express train will have you in Manhattan in just 15 minutes. This home is also just steps from the celebrated Saraghina, Peaches, & L'Antagoniste restaurants, Therapy Wine Bar & Casablanca Cocktail Lounge and the fantastic Georges-Andre cafe, among many other notable hot-spots that make Bed-Stuy one of the most popular destinations in New York. Mechanicals were recently updated--each unit has a dedicated boiler & each floor has its own heating zone controlled by an electronic thermostat. First Open House held on August 7th at 11am

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
