Property Description for 236 Evergreen Ave

Just 11 minutes by train from Manhattan, own one of these beautiful, income producing townhouses on Evergreen, in the most exciting and up-and-coming part of Bushwick, located were Myrtle Avenue meets Broadway, between Williamsburg and Bedford Stuyvesant.

These four distinctive townhouses have stunning curb appeal with clean hand-laid brick, heavy cast-stone lintels and over-sized windows topped by transoms so each home is exceptionally bright. Each building contains two duplex units. The upper duplexes each have four bedrooms, two and a half baths, and roof access. The lower duplexes each have two bedrooms, two full bathrooms windowed recreation rooms. All units have private laundry. Some have terraces and front and/or rear patios.

Built in 2012 with evident passion for design and desirable floorplans, each duplex is entirely sub-metered for electric, gas, and heat and the locked-in low taxes are protected by New York City's generous two-family tax class.

236 Evergreen is the coveted corner building with a clean brick facade and heavy lintels framing over sized windows with signature transoms. It has over 2,523 square feet on four levels. Currently occupied with high income, 236 Evergreen would make a terrific investment for a home owner or investor.

This part of Bushwick is a wonderful hive of activity. While you're here, stop in for a taste at Little Mo's, Happyfun Hideaway, Little Skips or Brooklyn Whiskers. Each of these buildings is poised to mature and increase in value as Bushwick continues to emerge as a major center of energy and activity, minutes from Manhattan and perfectly located between Williamsburg and Bedford Stuyvesant. And unlike the L train which is slated to go off line for years long tunnel repairs, the J,M,Z lines are running strong.

Take note of the new development already built and area development underway, and don't miss out on the opportunity to write the next chapter of your story in this amazing neighborhood. Call today for a complete set up. Shown by appointment.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
