Property Description for 595A 18th Street

A European style oasis in the middle of Windsor Terrace. Thoroughly rebuilt 3 Family designed for ease of modern living, to maximize income, and it's all done with an artist's touch!

From the moment you see the bright yellow door with a wood & iron privacy fence at 595A 18th St, you'll know you're in for something special. The sprawling building (75 feet deep) had been abandoned for years, and the current owner took advantage. Stripping everything down to the bare bones freed her from a conventional layout -- she was able to remove interior walls, create open flowing spaces, and invite light and air to stream in. All systems throughout the building are brand new --plumbing, electric, roof, state of the art intercom -- and each unit has its own Mitsubishi climate control system, keeping owner costs down. Not one detail was overlooked.

The units:

1R is the gem -- a 3 bed, 3 bath Triplex nestled in the rear of the building. Since you're in the back you're away from the street, so most times the only sounds heard are the cardinals chirping in the peach tree. Entering the unit, the first glimpse is of the manicured backyard through the custom solid oak staircase. Rounding the corner, the first-floor spreads wide to reveal the open living/dining areas and modern kitchen. The kitchen cabinets are custom built, the backsplash tiles hand picked and placed. There are new top of the line Kitchen Aide appliances, and a huge slab of White Quartz makes a great morning breakfast bar of the peninsula. The deep, rich red colors of the solid Brazilian Cherrywood floors run throughout, lending lovely accents to the clean white walls. The rear garden can be seen through the oversized windows, and it's a treasure -- quiet, well-manicured, there's even a slight industrial touch with corrugated fencing that reflects light back into the sun-drenched living space.

Upstairs are the 3 bedrooms, one behind a hardwood "barn door" and the Master featuring a walk-in closet. The Brazilian flooring is here, and the main bathroom is all you want: a radiant-heated herringbone tile floor, custom hardwood vanity with double basin sink, a deep European soaking tub, and a Toto Washlet bidet/toilet are here to pamper you.

Downstairs is a large rec room, ideal for a play room, entertainment center or the ultimate "man-cave." There's access to a SECOND private out door space, and a half bath with radiant floor heating has a pedestal sink found during demolition that pays homage to the original building. Around the corner, the laundry room features side-by-side Eco Smart washer and dryer.

2F is a well laid out 2-bedroom apartment featuring European styling, full-sized kitchen with stainless steel appliances, hardwood floors throughout and a designer tiled bathroom. Both bedrooms will easily accommodate a Queen-sized bed. 1F is a spacious one bedroom of a similar design. Both units have access to the tenants' laundry in the basement and bike storage. There is another storage room in the basement currently used by the owner but could be rented out for additional income. All three units have their own water heaters (unit 1R's is a 50 gallon unit with a reserve tank), gas and electric meters.

It's cliché to say "just bring your toothbrush," but in this case it's absolutely true! Please call John for a private showing today.

INVESTORS: The building was designed to be low cost/low maintenance. Tenants pay all their own utility bills; your only costs are water and insurance. Current tenants in front apartments are up-to-date and pay full market rents.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
