Property Description for 11-13 Hubert Street

Delivered fully built, approx. completion 2020, This one-of-a-kind single-family home boasts over 20,000 interior square feet, with an additional 5,000 square feet of outdoor space, your own private, double wide, double deep, double height 4-6 car garage, and a high-speed commercial-grade elevator serving all 5 levels plus the roof terrace. The planned residence has more amenities than virtually any building in the City but all 100% for your private and exclusive use on premises: a half Olympic size swimming pool, a half basketball court, a retractable squash court, a stadium seating movie theatre, a spa with a hot tub, cold plunge, sauna and steam room, a full gym, a pet room, a game room, a wine room, a catering kitchen, a security office and 5,000 square feet of Thomas Balsley designed outdoor space.Complementing these unprecedented amenities are separate his and her studies, a nearly 3,000 square foot master suite spanning an entire floor with his and her closet/bathroom suites and a duplex her closet with an internal stair-case, a catering kitchen, a prep kitchen and a main kitchen, a breakfast room, a family room, a double high 50 foot long living room, a dining room plus 3 other master bedroom suites, 2 guest rooms, a staff suite, and a house manager office. The house is configured so that in addition to the planned 7 bedrooms, a further 3 rooms (the two studies plus the family room) can be used as bedrooms if so desired as they each have full en-suite bathrooms and closets.Set on a prized corner lot, the residence is located in the very best section of Tribeca on Hubert and Collister Streets, offering 150-feet of frontage on each floor. This along with the interior courtyard on the 4 stories above ground totals 260 amazing feet of frontage and windows. The current building is commercial, with 15,000 square feet including the lower level which is partially above grade. The DOB and Landmarks Commission-approved plans call for construction of a new 20,000-square-foot building with striking stone, glass and metal facade complements an extraordinarily well-thought-out interior design and layout. While comprehensive, fully-detailed floor plans are available, the buyer has the flexibility to change virtually all elements of the interior layout, as the approvals are not affected by such. The seller also purchased extra air rights, so that in the event the new owner wishes to capture even more interior square footage by dispensing with the double-high living room, and/or wants to eliminate the garage to gain more habitable square footage, they are able to do so.For more information please visit 11hubert.com

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
