Property Description for 1 Fifth Ave, 18AB/19B

A prime Gold Coast location in one of the most prestigious and highly sought after cooperatives in all New York City. This duplex three bedroom with a home office/flexible fourth bedroom is perched high above Fifth Avenue and Washington Square Park, and boasts three different private terraces to enjoy.

Beautifully and thoughtfully renovated in 2011 by architect Joe Serrins, the meticulous contemporary design of the home highlights both form and function in the best way imaginable. On the main level is an expansive 47-ft long living, dining and entertainment space with open views of the city and privacy over historic Greenwich Village, Washington Square Park and the Manhattan skyline. The largest of the three private terraces is located adjacent to the dining room and has dual access outside to allow for very natural al fresco entertaining.

At the far end of the living room is a dining area, breakfast counter and a modern sun filled kitchen with a walk in pantry. A large sliding glass window and door allow for sunlight to fill the room and enhance the experience with a South facing terrace perfect for a morning espresso overlooking Washington Mews.

At the other end is a home office or flexible 4th guest bedroom with a en-suite bathroom that can be fully separated from the rest of the floor by a large sliding wall that is completed concealed when not utilized. It is in this manner that every square foot of the apartment has been thoughtfully utilized to amplify storage and function.

The master suite boasts two spacious walk-in closets completely outfitted to showcase fashionable garments, and also features a spa-like master bathroom complete with glass enclosed steam shower, soaking tub and double vanity sink.

An open staircase with a leather wrapped bronze handrail leads to the upper level of the apartment where two winged bedrooms are located, each with their own city views and en-suite bathrooms. Between the bedrooms is a second entertaining area or den, again with breathtaking open city views. The entire home is outfitted with Lutron lighting, automatic blinds on every window, central AC with an air purifying system and a fully integrated Sonos sound system. Additionally, a full size laundry room and separate utility closet are upstairs which also provide a secondary/staff entrance to the apartment.

Originally a luxury hotel, built in 1929, One Fifth Avenue was the work of lead design architect Harvey Wiley Corbett and to this day is recognized for its sleek Art-Deco details and its prominence in the downtown skyline. This full service co-op is located in the heart of Greenwich Village and features a full-time doorman, resident super, laundry facilities and storage. The co-op also allows for pied-a-terres as well. Assessment of $298.85/month for 2017.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
